MLS Area 2 mainly encompasses the 78757 zip code. Neighborhoods West of MOPAC, South of 183, East of I-35 and North of 2222. With 2011 sales data complete, the Austin Board of Realtors published the following sales data from our local MLS. I fall back to Economics 101, and basic supply / demand. Most of 2011 we operated at a much lower level of inventory, and towards year’s end saw properties selling faster. Those quicker sales had been priced appropriately, stagedby a professional and their agent did more than simply place a sign in the yard. YTD as of August 1st (1 comments)

So if you follow the advice in my previous post regarding converted garages, we loop back around to the original question, ‘Does the added square footage compensate for the lack of garage space?’.
Adding a 5th bedroom or 2nd game room to your already 4000 sq ft home most likely is not going to pay off (nor is the HOA going to allow in most cases). However, in Crestview or Brentwood, where you are sometimes adding up to 20% additional space it can really make sense. You are taking a 900 sq ft home and adding 200-250sq ft of (3 comments)
Over the last couple of weeks I’ve had an increased number of questions surrounding garages, and their impact on a homes value. In Midtown it’s not uncommon for owners to have enclosed their garage over the years, adding ‘livable’ space for a home office, 2nd living area or extra bedroom.
“... not all garage conversions are created equally” blogs a fellow real estate agent in California, and I could not agree more. At times you preview homes with a conversion where you would never know a garage once existed in (2 comments)

Holiday decorations are now a distant memory, and if you can believe it, many are preparing for their Spring Break family vacations. If you haven't noticed, there is a trend right now in housing to go green and to live more simply. That's all great in theory, but what to do when you just need more space? Perhaps the answer is a shed...yes, a shed. We're not talking about the rusty tin shed leaning against the back of your house. We're talking high style eco-friendly modern dwellings. Let me first say this post is neither an endorsement nor criticism, but merely an update that began years ago surrounding the Allandale / Brentwood / Crestview neighborhoods. After much debate and controversy, The Austin American Statesman reported this week Walmart's Northcrosslocation will be opening it's doors. Follow the comments below the story and it's apparent many still have strong feelings about this new neighborhood store. Local news channel KXAN was there to report this morning on it's opening day. KXAN has several video interviews with back story surrounding the store, a debate which started back in 2006.

crestview: Midtown YTD Stats for 2009 ~ Preliminary

Preliminary numbers from December round out what could be considered a fairly stable year for N Central Austin. Starting in August, the sales pace began to exceed the previous year. Could have been inspired by the tax credit being offered for 1st time buyers, whispers of interest rate hikes in the coming year, or increase in consumer confidence. My experience this holiday season proved to be busier than expected with several offers coming in on listings around town. With a slower start at the beginning of the year, Area 2 / Midtown sales seem to have picked up in the last few months outpacing last years numbers in terms of total sales. Even with a mid-range price tag, this area does attract a number of first time home buyers. Until recently, many were concerned about missing the $8,000 tax credit which has now been extended into 2010. Click here for more information about the revised plan. Several months back I reported on the progress of the Crestview Station (Crestview Station well under way) and how great it was going to have one of, if not the largest, lightrail stops in our neighborhood. Well since then CapMetro has delayed, delayed and then delayed turning the train switch on. Around mid August, Austin Business Journal reported there are still tweaks being done to the signal technology and the communication system. Capital Metro will release another update mid-September. May 31st is the last day to file a protest with the appraisal review board for your recent property valuations which should have arrived in the mail. Click here to download the form and mail in for a formal hearing to dispute the new valuation. Well we are done with the 1st Qtr, what do the numbers mean? While there are fewer sales than a year ago, our value seems to be holding fairly well. In two of the three months the average price actually was higher than in 2008. Days on market show it's still taking a little longer to sell. My recent experience is buyers are more inclined to take their time before making a rush decision. And buyers appear to more educated, as many have been looking for several months to get an accurate feel for a certain market and studying recent sales (0 comments)

Our statistics for MLS Area 2 in February 2009 have a few positive notes that help cancel out the fewer sales. While 08 to 09 total sales are down for the month, they doubled from January 09. Not only did we see more sales, but the average days on market and sales price also increased. A few points to watch as we head into the busier Spring / Summer seasons. Stay tuned.........
