After a sluggish late Qtr in 2008, people are anxiously waiting to see how buyers react in the early months of 2009.  January numbers are still down, and we have to remember that the sales cycle usually takes about 30 - 45 days.
That said, the home stats below are mainly for homes that went under contract in December.  When February numbers start to emerge, these will be for homes that most likely went pending in January.

Both sideline onlookers and buyers currently under contract are wondering if they should hold off, or delay closings, in order to benefit from the ‘proposed' $15,000 tax credit for new home buyers.  The continued back and forth in D.C seems to perpetuate the cycle of buyers ready to jump into the market, and then stepping back to ensure no benefits are left on the table.  In Austin it seems most folks have been sitting on the fence long enough and are making the plunge either way.

This seems to summarize what I tell most people who ask about the Austin market, I encourage them to look at the big picture.  November and December paint a fairly gloomy picture, but look at the YTD column.  The total number of sales fell by 73 closed units, but the Average Price increased ever so slightly.  The price increase is most likely due to higher quality remodel projects from investors, and a few new home builder projects that sold.  The bottom line ~ Austin was not an overheated market like many other cities who saw home appreciation rates of 20%+ year … (4 comments)

It was a frigid morning on December 21st, but the wonderful neighbors from Crestview and Brentwood fought the cold temps and wind to prepare the luminaries along Arroyo Seco for the coming week.  Many families arrived to fill collected milk jugs with sand and then space them from South of 2222, all the way up to the Crestview Shopping Center.  Approximately 500+ luminaries were created, set out and lit each night with the help of fellow neighbors taking turns during the week of Christmas.

Each part of the country is experiencing a different real estate climate, and the same holds true when you narrow down Austin.  If you saw the article in the local paper, November was not a good month for Austin Real Estate in terms of units sold.  It's important to keep in mind the whole picture and not just one sub-set of data.  If you look at the YTD numbers, 2008 has not been a horrible year for N Central Austin (Austin MLS Area 2).

Not long ago the brick wall that shielded residents from back entrance of businesses in the Crestview Shopping Center along Woodrow was just that.... A roughly 6 foot, plain brick wall. Then Brentwood resident Jean Graham had a vision to celebrate the history and character of two great Austin Neighborhoods, Crestview and Brentwood. That kick started the Violet Crown Festival, held in Brentwood Park next to the Elementary School to raise funds for the tile mosaic project. Hundreds of neighbors would eventually help out, and many created their own special tile portraying personal and family history.

crestview: Top Notch Burger mourns loss of a Burnet Rd icon....... - 11/14/08 12:57 AM
As a resident of the N Burnet Rd corridor it was puzzling to see Top Notch Burger empty of patrons earlier this week during lunch.  Later that night on the way home the restaurant was still dark with not a single light turned on.  Yesterday the Austin American Statesman reported James Stanish, the owner, had passed away in his sleep on Sunday at the young age of 50.  He takes with him the closely held recipe to the special sauce that top's the restaurant's charcoal-grilled burgers.

It is fairly amazing how much progress has been made at the Crestview Station since Austin Business Journal reported the ground breaking ceremony back in May '08.  These photos were taken along Lamar the first week in November.
