If you're scanning in to read this then you already know that June sales look.... ummmm ....a little crazy in Brentwood. Headlines all over the place are reading impending doom with rising inventory, leveling sales prices, and fewer and fewer buyers... so how did Brentwood manage to increase it's sales price and decrease its days on market? 
Three of the 9 sales in June were listed above $2,000,000 and closed quickly, which  significantly increased the overall average sales price in the area. While we have some beautiful newer construction set to close in July, I would not expect to see these higher … (1 comments)

We have been digesting the numbers from last month for Midtown's popular neighborhood Brentwood. If you've been following my blog past months, October looks like we took a sharpe dip in values....HOWEVER, the devil is in the details.  Of the sales last month, only 1 home toped the $1M mark.  A majority of the homes were sales that went to developers, including my listing at 6107 Grover Ave.  There were no new construction sales last month, or many larger homes which traditional push the averages higher.

Social distancing and self isolation can be hard, especially after finding out that the shelter in place will be extended for longer than we expected. Many Americans have recently begun working from home as coorporate offices close and send employees home. Allandale North and Wooten Park have long been sleeper neighborhoods waiting to be discovered and brought into the fold of 'Central Austin'.  It's the last neighborhood inside the Austin Loop (South of 183), but emulates the vintage charm buyers are seeking.  Allandale North offers more of a MCM flare (mid century modern) with slightly larger homes (usually 3beds/2baths)  compared to the bungalow style of Crestview / Brentwood to the South.

Last week I was grabbing a quick bite to eat at The Little Deli (The Club on wheat still reigns as my favorite) between meetings, and the Crestview Shopping Center was busier than the usual lunch time rush.  Earlier this Spring Arlan's Market purchased the Crestview IGA, ending 63 years of neighborhood service. We've slowly been watching the transformations inside the store.  New cash registers and credit card swipes at check out have been installed, a few new faces racing around.

Austin has a red hot real estate market where many "investors" are jumping into the market to flip homes.  The differences between those homes and a carefully thought-out remodel by an owner who wants to improve their primary residence are no more glaring than when touring a home like 1101 Alegria Rd in the Brentwood neighborhood.  Comments from this weekend's Open House: "the attention to detail really shows" or "that was a smart use of space" and "we love the selections / design choices".
