little falls homes: It's a go for new Justice Complex in Little Falls - 10/28/09 06:34 AM

It's official... The Little Falls Township Council approved a construction plan for the new Justice Complex. The Complex will house both the Police Department and Municipal Court and it will be attached to the existing Township Municipal Building.
The plan would exceed the $4.4 million the township borrowed for the work by only $300,000 whereas a competing plan would have overrun that number by $900,000.
A multitude of safety violations at the current Police and Municipal Court building on Stevens Avenue - built in 1914 - made the new facility a necessity.

little falls homes: The day the music died... - 02/03/09 01:39 PM
50 years ago today - February 3, 1959 - the day the music died....
An American icon, Rock N' Roll pioneer and legend, Buddy Holly, was tragically killed in an airplane crash along with fellow musical stars of his era - Ritchie Valens and JP "The Big Bopper" Richardson - while on a  winter tour. The small single engine aircraft that carried the entertainers crashed in a snow covered corn field outside of Clear Lake, Iowa. Fortunately Holly's music didn't die that fact his music had a great influence on many musical artists who followed. Here's a video of Holly and his group … (11 comments)

little falls homes: Professional Photographs DO make a difference - 01/19/09 04:03 AM

The Northern New Jersey Real estate market is very different these days - inventory is at an all time high and therefore buyers can afford to be really choosy. To say that buyers are in the drivers seat is an understatement.  With that in mind, sellers and sellers agents need to use every tool at their disposal to market - of course yard signs, Multiple Listing Service, Brochures, Internet exposure, staging, and.... Professional Photographs.
It's on that last point that I'd like to promote the photographer who I use for my listings. The difference between his photos and the ones … (6 comments)

little falls homes: What happens with your pets during a Natural Disaster or Emergency? - 01/17/09 05:04 AM

We've all seen examples of natural disasters that can strike at any time. Whether it be forest fires wreaking havoc in California or the flooding problems that we experience in North Jersey, it's important to have a plan of action for the family of course, but it's also important to include the family pet(s) in that plan. Knowing ahead of time what is needed and where you can take your pet should the need arise can prevent potential heartache in the future.
Liz Gruen, owner of Kamp Kanine in Little Falls  NJ has offered some helpful tips to pet … (2 comments)

little falls homes: Do I really need to do a Radon Test? - 12/29/08 02:02 PM
Radon Gas is a subject that comes up with almost every Real Estate transaction in North Jersey. Many consumers are clueless however about what radon gas is, where it comes from, how it can affect you, and what it means to your Real Estate transaction.
Radon gas occurs naturally in the earth and can move through soil and rock entering buildings through cracks and openings. Once radon is inside a building, it will tend to remain indoors because most structures are designed to keep heated or cooled air from escaping. Also, lower air pressure inside buildings can create a vacuum, … (24 comments)

little falls homes: Condo or Coop? What's the difference anyway? - 12/20/08 11:56 AM
The North Jersey housing market includes many condominium and cooperative complexes. Due to our affiliation with our condo division

a significant amout of our business is from the condo/coop market. We are often asked...what's the difference between a coop and a condo?
Here are the basic differences in the 2 forms of community living:
•·        Form of ownership - shares in a corporation that owns the coop complex. A proprietary lease is issued establishing occupancy terms. There is no deed recording or recording of sale information.
•·        Board approval is required. Board may accept or reject any applicant owners or … (7 comments)

little falls homes: Celebrating Good Times - 12/16/08 01:56 PM
Today was a day for our office to get together outside of the work environment and enjoy some time together at our annual office Christmas Party held at the Imperial 46 Restaurant in West Paterson NJ (soon to be Woodland Park). We all sat around the Hibatchi Grill and enjoyed the entertainment along with good company and great food. It was nice to be able to take a few hours together and have some fun especially after a trying year for many Real Estate Professionals. Our agents work hard however and this year, while challenging, was also rewarding and successful. It helps that we have … (6 comments)
