Below is the Springfield MO Real Estate Market Report for July 2010. What is significant about this month's report has that the inventory is decreased slightly, but the number of homes going under contract has remained relatively unchanged. Fewer homes actually closed in the month of July. I suspect many homes going under contract are having a hard time getting to the closing table. My guess would be this is a reflection on the ability to obtain financing.

This happens so often. Truth be known, the buyers don't want the sellers to be home when they look. It makes the buyers uncomfortable, they tend to spend less time, and they are too distracted by the presence of the seller to really absorb the home. Buyers need to be able to envision themselves living in the home, not feel as if they are trespassing on someone else's property. Lisa really hits the nail on the head with this one. I admit that I love Zillow for the exposure that it provides to my listings, but haven't found one "Zestimate" to be accurate yet. I work with a lot of buyers from out of state. A large percentage of them ask for a home with a walkout basement. It is obvious that many of these buyers do not need the basement for the space. They are wanting shelter from tornados. I recently worked with some buyers who had a basement home as their #1 criteria. Below is the Republic MO Real Estate Market Report for May 2010. I had to check my data a couple of times just to be sure I was seeing this right. There were only 3 homes that went under contract during the month of May. A dramatic difference from April, when we were still within the first-time homebuyer tax credit.
