Below is the Ozark MO Real Estate Market Report for February 2016.  Sales for homes in nearly every price bracket are on the rise.  There are nearly as many homes under contract as are for sale in the $100-200K price brackets, and home sales in the $200-300K bracket are experiencing a lot of movement.  Overall, the market in Ozark, MO, is healthier today than in years past, mostly due to the fact that inventory is down 18% from a year ago.

Below is the Nixa MO Real Estate Market Report for July 2012.   There doesn't seem to be any rhyme or reason to Nixa's real estate market lately.  The number of homes selling between $100-200K is considerably lower than normal, but the number of homes currently under contract in this price range indicate that this particular price range has had a very recent surge in activity and we can expect to see some very healthy numbers on next month's report.

market report: Springfield MO Real Estate Market Report for July 2012 - 08/03/12 10:00 PM
Below is the Springfield MO Real Estate Market Report for July of 2012.  While the number of homes sold is down compared with the past couple of months, we are still faring better than in the past couple of years.  The number of homes currently under contract is a good indicator that the next couple of months will prove to be better than July.  Most notable is the increase in home sales $250,000 and above.  This niche of the market all but disappeared in past years, but is beginning to make a comeback this year.

Below is the Springfield MO Real Estate Market Report for March 2012.  As with the surrounding communities, Springfield is showing signs of market activity increases in nearly every price range.  Looking at the 3 month comparison, home sales are nearly doubling in homes priced between $50-300K.  This is the most activity we have seen since the first-time homebuyer's tax credit, and I expect to see some very healthy numbers for April.  It's a great time to list your home as inventory is down from last Fall.

Below is the Nixa MO Real Estate Market Report for March 2012.  I've been saying that the market has ben incredibly active this past month, and below is proof!  The number of home sales for homes priced under $300K jumped dramatically in comparison to the past couple of months.  Particularly enlightening is the number of homes under contract that are priced over $200K.  We have not seen home sales in the upper price ranges this healthy in many, many months.

It's been a while since I've updated my market reports.  The real estate market here is phenomenal at the moment, and I've been very, very busy.  Below is the Ozark MO Real Estate Market Report for March 2012.  Sales for homes priced between $100-150K are on the rise.  There has also been an increase in the number of homes going under contract for homes priced between $200-250K.  March was a very active month, and I expect April's numbers to be really healthy.

market report: Nixa MO Real Estate Market Report - November 2011 - 12/12/11 02:31 PM
Below is the Nixa MO Real Estate Market Report for November 2011.  Wow!  Talk about a major turnaround!  The strong surge of homes going under contract we saw in September in the $100-149K price range, and closing in October, pretty much fell flat in November.  Only two homes between $100-149K closed in the month of November, compared to 25 in October.  On a positive note, there was finally some movement in homes priced above $250K.  The number of homes under contract in November show some signs of improvement for sales in December for homes priced UNDER $250K.

Below is the Ozark MO Real Estate Market Report for November 2011.  This month's numbers are somewhat depressing in terms of number of homes sold compared to the number of homes sold in October.  However, it does appear that there is renewed activity in the number of contracts for homes priced under $200K.  The number of homes for sale (current inventory) has been consistent for the past few months with very little change.  Closings for November, if all closings hold together and do not fall through, will nearly double from October's closings.

Below is the Nixa MO Real Estate Market Report for September 2011.  This month's report shows a continued STRONG surge in the number of homes going under contract in the $100-150K range.  Additionally, this month, there is a surge in the number of homes going under contract in the $200-250K range.  Overall, the number of homes sold remained unchanged.  Sales are up in comparison to last year for homes priced under $200K, but sales remain practically non-existant for homes priced above $200K.

Below is the Ozark MO Real Estate Market Report for September 2011.  This month's report shows very little change in most price ranges, but an INCREDIBLE SURGE in contracts for homes priced from $200-300K!  Very encouraging for next month's numbers.  Comparitvely, home sales this year are up from the past two years.  Ozark's real estate market continues to be strong, which is great news for homeowners considering selling in this community.

Below is the Springfield MO Real Estate Market Report for September 2011. The market is consistently showing signs of improvement in every price category, with the exception of homes priced from $300-350K, and $400-450K.  The one deterring factor that is becoming glaringly obvious is the number of homes going under contract versus the number of homes actually closing.  This is due to a variety of reasons such as inability to sustain financing, home conditions failing to pass inspections, and the overall reluctance of buyers to commit.

market report: Springfield MO Real Estate Market - Average Sales Price - 2010 v. 2011 - 09/23/11 01:18 PM
Someone asked me today if the average sales price has gone down this year over last year.  I wasn't sure, so I pulled the data from the MLS and prepared the chart below.
Basically, there is no rhyme or reason to the average sales prices over the past couple of years.  If you factor in the First-Time Homebuyer Tax Credit of last year, you can see that the average sales price naturally dropped during that period of time, which is undoubtedly due to the average sales price of that particular buyer.  However, that correlation doesn't explain this year's drop in sales … (1 comments)

Greater Springfield MO Real Estate Market Single Family Home Sales - 2010 v. 2011     Want to know how the 2011 real estate market in the Greater Springfield, MO, area compares with the real estate market in 2011?  Below is a chart which shows the total number of single family home sales per month for each year.
