I love following John Mulkay's posts. He really has his finger on the pulse of what is happening in our economy, and bringing truth to the headlines that proclaim the news through rose-colored glasses.....as if optimism is all we need to turn our economy around.
With almost 25 million unemployed or underemployed and with consumer confidence feeble at best, what’s the significance of predicting a housing bottom? Below is the Republic MO Real Estate Market Report for June 2011. It's good to see that the market is on the rise. The number of homes under contract between $100-200K is a great indication of how this price range is taking off. Much of this is due to the new construction homes currently being built.

Below is the Nixa MO Real Estate Market Report for June 2011. There really isn't any rhyme or reason to the Nixa Real Estate Market right now. Home sales are down in the $150-200K price range, consistent with the Springfield MO Real Estate Market, but much less than the Ozark MO Real Estate Market. However, the number of homes under contract in this price range indicates an upward trend. The number of homes on the market has drastically increased over this same time last year. Below is the Ozark MO Real Estate Market Report for June 2011. This month's report is encouraging in that the number of homes selling in Ozark has increased. Unlike the Springfield MO Real Estate Market, homes priced from $150-200K experienced the highest increase in sales. There are currently more homes under contract than have sold recently in several price ranges, indicating that Ozark MO is a great market in which to sell a home right now.

Below is the Springfield MO Real Estate Market Report for June 2011. The market is down for homes priced from $100-200K, but sales are up for homes priced at $200K and up. It appears that the first-time homebuyer market still hasn't rebounded from the tax credit frenzy of this time last year. Once the first-time homebuyers return, I suspect we will see the market flourish even more in the home priced above $200K.

I've lived in Southwest Missouri since 1980. Joplin, MO, is only 60 miles away. I can't count how many times I've heard the tornado sirens sound, heard the Emergency Broadcast System sound on my television, or seen the little "tornado warning" icon on the lower left corner of my television screen. Below is the Springfield MO Real Estate Market Report for March 2011. The market is down compared to sales for the past 3 years, except for homes priced below $50K, and above $300K. The sales trend for the past 3 months do indicate some price ranges are on the uptrend, but the most promising sign of an increase in market activity is the number of homes under contract v. the number of homes sold in the same price brackets. I see a very busy Spring ahead, and a much more promising market report for next month.

In 2006 the City of Ozark asked the voters if they would support a 1/2 cent sales tax to generate revenue sufficient enough to purchase land and construct a new community center (the OC), and they said YES!
The OC has been a huge success for the citizens of Ozark. It is generating enough revenue to sustain itself and its operating budget beautifully. However, the "mortgage" on the OC is paid by sales tax revenues generated from the 1/2 sales tax initiative passed in 2006.

I had to give a presentation to a group of local business owners this past week and discuss my business. The one question I am ALWAYS asked is, "How's the market?"
