ozark mo: To Max, In Honor Of "National Puppy Day" - 03/23/16 01:16 PM
Have You Celebrated Your Puppy Today?

A Tribute To Max

I haven't always been a dog lover.  I've always thought puppies were cute, but large dogs scared me.  I know it's because I never had a pet while growing up.  I adopted a kitten from the Humane Society when I was 24 years old.  Her name was Sugar, and she was my very first pet.  I loved Sugar...right up until the moment I divorced and had to leave Sugar behind.  I joke that losing Sugar was the hardest part of my divorce.  But life as a single mother and REALTOR® just wasn't conducive … (2 comments)

ozark mo: Ozark MO Real Estate Market Report - August 2011 - 09/06/11 04:25 PM
Below is the Ozark MO Real Estate Market Report for August 2011.  This month's report shows that the number of homes going under contract priced from $100K to $200K continue to increase.  The number of homes sold in the $100-150K price range reflect last month's surge in the number of homes going under contract as well.  The average number of days on market decreased, while the list-to-sales price ratio stayed relatively the same.  Great news if you're selling a home in Ozark!

ozark mo: Ozark MO Real Estate Market Report for May 2010 - 06/18/10 12:37 AM
Below is the Ozark MO Real Estate Market Report for May 2010.  The difference the first-time homebuyer tax credit made on our market is astounding.  The telling report is the Inventory Report.  As you can see, the number of homes under contract has dropped dramatically as most buyers who were under contract by the end of April closed by the end of May, yet the number of homes going under contract diminished considerably.

ozark mo: Riverwalk Jazz Cafe - One of Ozark's Finest Restaurants - 12/17/09 08:28 AM
RIVERWALK JAZZ CAFE I had an opportunity to eat at the Riverwalk Jazz Cafe in Ozark, MO, and it has become my favorite new restaurant in Ozark!  It is located just off the historic downtown square, in a 100-year-old building which was once the home of the old Ford garage.  It's now filled with great food and music.  You can dine in the atmosphere of this charming eclectic cafe filled with antiques and memorabilia from years gone by.  Concrete floors, high-beamed ceilings and brick walls are just a few touches of this cozy cafe that will have you coming back for … (10 comments)

ozark mo: RE/MAX Solutions Takes Third Place in Ozark Christmas Parade - 11/21/09 03:26 PM
The Ozark Christmas Parade was tonight, and the gang from RE/MAX Solutions was there!  We took 3rd Place for our float.  Although it's hard to see in these photos, we actually got a little overzealous with the lights on the float, so we named it after The Griswalds.

The ShowMeRepos Bus made an appearance along with the RE/MAX Solutions float.

Also starring:  Gandolf and Elvis

My son, Logan Arterberry, and his friend, Ms. Ellie Chase, were superb at throwing candy.

ozark mo: The Finley River in Ozark, MO, Is Overflowing Once More! - 10/30/09 08:30 AM
The Finley River in Ozark, MO, is overflowing once more!  It feels like it's been raining for weeks and weeks now, but yesterday's torrential downpours topped any rain we've seen recently.  The result is the Finley RiverOzark, MO has overflowed its banks, several areas in downtown , were flooded, and many roads are closed.
The Finley River Park in Ozark, MO, is under nearly 3' of water.  I've lived here over 30 years now, and while I've seen the park flood on several occasions, I'm always awestruck by the sight of it.

ozark mo: Tax Benefits Some Accountants Don't Even Know About! - 10/09/09 12:06 PM
There are tax benefits some accountants don't even know about.  Our office recently asked Ted Smith, CPA, an accountant in Ozark, MO, to come and speak with our real estate agents at our weekly office meeting.  The information we learned was so incredibly helpful, not just for us, but for our clients.  There are many tax benefits available in our area, and I asked Ted how he learned about them when other accounts didn't seem to be aware of them (or weren't passing them on to their clients).  His response:  I actually read the tax regulations...all of them.  Hmmm....there's a novel … (6 comments)

ozark mo: Bioswells and Why You Should Use Old Carpet In Your Landscaping - 09/12/09 02:30 AM
I recently listed a new construction bank foreclosure in my area.  After checking with the City of Ozark, I learned that a Certificate of Occupancy had not yet been issued on the home.  In order for us to receive an certificate, the City was requiring the yard to be regraded and a bioswell installed.

What is a bioswell?
I had no idea, but I found a great resource at the local Rural Development office.  Simply defined, a bioswell is just a method of landscaping used to control water runoff as an alternative to using culverts or pipes.  It looks … (7 comments)
