Below is the Springfield MO Real Estate Market Report for February 2016.   Homes sales are strong right now with a healthy number of homes pending in every price bracket.  Overall, sales are consistent with sales in past years, but short-term analytics indicate closings are down slightly from December.  This is most likely due to the low inventory, and buyers having fewer choices.  Homes priced between $50-100K aren't faring as well, making this the only price bracket to qualify as a "buyer's market."

Below is the Springfield MO Real Estate Market Report for July of 2012.  While the number of homes sold is down compared with the past couple of months, we are still faring better than in the past couple of years.  The number of homes currently under contract is a good indicator that the next couple of months will prove to be better than July.  Most notable is the increase in home sales $250,000 and above.  This niche of the market all but disappeared in past years, but is beginning to make a comeback this year.

Below is the Springfield MO Real Estate Market Report for March 2012.  As with the surrounding communities, Springfield is showing signs of market activity increases in nearly every price range.  Looking at the 3 month comparison, home sales are nearly doubling in homes priced between $50-300K.  This is the most activity we have seen since the first-time homebuyer's tax credit, and I expect to see some very healthy numbers for April.  It's a great time to list your home as inventory is down from last Fall.

Below is the Nixa MO Real Estate Market Report for March 2012.  I've been saying that the market has ben incredibly active this past month, and below is proof!  The number of home sales for homes priced under $300K jumped dramatically in comparison to the past couple of months.  Particularly enlightening is the number of homes under contract that are priced over $200K.  We have not seen home sales in the upper price ranges this healthy in many, many months.

Anyone who knows me knows that I am a numbers geek.  Each month, I export all of the data from the Greater Springfield Board of REALTORS® Multiple Listing System.  This month, I noticed some interesting things:
There are currently 1,707 members of our Board.  298 members have dropped their membership since October 2009 (15%).Only 58% of the agents have written a contract on behalf of a buyer in 2011.Only 726 agents have sold a listing in 2011 (less than 43%)!5 of the top 10 listing agents specialize in foreclosures and REO properties.4% … (2 comments)

Below is the Nixa MO Real Estate Market Report for September 2011.  This month's report shows a continued STRONG surge in the number of homes going under contract in the $100-150K range.  Additionally, this month, there is a surge in the number of homes going under contract in the $200-250K range.  Overall, the number of homes sold remained unchanged.  Sales are up in comparison to last year for homes priced under $200K, but sales remain practically non-existant for homes priced above $200K.

Below is the Ozark MO Real Estate Market Report for September 2011.  This month's report shows very little change in most price ranges, but an INCREDIBLE SURGE in contracts for homes priced from $200-300K!  Very encouraging for next month's numbers.  Comparitvely, home sales this year are up from the past two years.  Ozark's real estate market continues to be strong, which is great news for homeowners considering selling in this community.

Greater Springfield MO New Construction Home SalesThe Greater Springfield, MO, area has been the fastest growing area in the State of Missouri for the past 10 years.  With the downturn of the real estate market, new construction was the first segment of the market to be affected.  Most builders stopped completely.  Others tried to continue on, but were caught in the continued downturn and eventually went bankrupt.  Those builders that survived continue to build, but not at the rapid pace of the real estate boom from 2003 to 2006.  It is becoming increasingly more difficult to find a new construction home, … (3 comments)

Greater Springfield MO Real Estate Market Single Family Home Sales - 2010 v. 2011     Want to know how the 2011 real estate market in the Greater Springfield, MO, area compares with the real estate market in 2011?  Below is a chart which shows the total number of single family home sales per month for each year. Below is the Nixa MO Real Estate Market Report for June 2011.  There really isn't any rhyme or reason to the Nixa Real Estate Market right now.  Home sales are down in the $150-200K price range, consistent with the Springfield MO Real Estate Market, but much less than the Ozark MO Real Estate Market.  However, the number of homes under contract in this price range indicates an upward trend.  The number of homes on the market has drastically increased over this same time last year.  It is definitely a good time to buy a home in Nixa, but not the best … (4 comments)

Below is the Ozark MO Real Estate Market Report for June 2011.  This month's report is  encouraging in that the number of homes selling in Ozark has increased.  Unlike the Springfield MO Real Estate Market, homes priced from $150-200K experienced the highest increase in sales.  There are currently more homes under contract than have sold recently in several price ranges, indicating that Ozark MO is a great market in which to sell a home right now.

Below is the Springfield MO Real Estate Market Report for June 2011. The market is down for homes priced from $100-200K, but sales are up for homes priced at $200K and up.  It appears that the first-time homebuyer market still hasn't rebounded from the tax credit frenzy of this time last year.  Once the first-time homebuyers return, I suspect we will see the market flourish even more in the home priced above $200K.

I had to give a presentation to a group of local business owners this past week and discuss my business.  The one question I am ALWAYS asked is, "How's the market?"  So....I decided rather than talk about it, I'd show them.  I prepared a few graphics for the presentation to really show how the Springfield MO real estate market is faring.
This first graph shows the number of single family home sales in Greene and Christian counties each year since 2000.  It's obvious from this that our market peaked in 2005.
