springfield mo: To Max, In Honor Of "National Puppy Day" - 03/23/16 01:16 PM
Have You Celebrated Your Puppy Today?

A Tribute To Max

I haven't always been a dog lover.  I've always thought puppies were cute, but large dogs scared me.  I know it's because I never had a pet while growing up.  I adopted a kitten from the Humane Society when I was 24 years old.  Her name was Sugar, and she was my very first pet.  I loved Sugar...right up until the moment I divorced and had to leave Sugar behind.  I joke that losing Sugar was the hardest part of my divorce.  But life as a single mother and REALTOR® just wasn't conducive … (2 comments)

springfield mo: Home Staging in Springfield MO - Let's See If This Works - 06/20/10 06:19 AM
I've been reading article after article on home staging recently.  Looking at the before and after pictures, I can see that it does make a huge difference in how the home looks.
What I want to know is if it really does help a property sell faster! I listed a home at 3374 S. Sunrise, Springfield, MO, in September 2009.  This home was immaculate, having been occupied by a single older lady since it was new in 1999.  The carpets were in excellent shape, and you could still see footprints in the main hallway.  The problem was....they were blue.  Not … (8 comments)

springfield mo: Springfield MO Real Estate Market Report for May 2010 - 06/12/10 08:34 AM
Below is the Springfield MO Real Estate Market Report for May 2010.  The difference the first-time homebuyer tax credit made on our market is astounding.  The telling report is the Inventory Report.  As you can see, the number of homes under contract has dropped dramatically as most buyers who were under contract by the end of April closed by the end of May, yet the number of homes going under contract diminished considerably.

springfield mo: The Youngest Homeowner - My Most Rewarding Transaction - 06/05/10 07:52 AM
10 years in this business has afforded me the opportunity to work with hundreds of people from all difference backgrounds, in all different price ranges.  Recently, I had the PRIVILEGE of working with the youngest buyer that I ever had, in one the lowest priced transaction I've ever worked, and in the end, it was one of the most precious experiences ever, professionally and personally.
I received an email in April through my website from a girl who wanted to see a $40,000 home in downtown Springfield, MO.  She didn't leave me a phone number, just an email address.  I looked … (81 comments)

springfield mo: How Healthy is Your Bank? Will it be the Next Bank to Fail? - 11/15/09 11:52 AM
Have you ever wondered how healthy your bank is? Here in Springfield, MO, we have not yet experienced the massive bank failures that other parts of the country have experienced, but that does not mean we are immune.  Having specialized in new construction homes and land development, many of my clients have been victims of the banks frantically attempting to increase their capital, while decreasing their troubled assets, with the results usually being the builder/developer has his loan called, and the bank ends up with troubled assets anyway.
As of the end of October, there have been 123 bank failures in … (8 comments)

springfield mo: Tax Benefits Some Accountants Don't Even Know About! - 10/09/09 12:06 PM
There are tax benefits some accountants don't even know about.  Our office recently asked Ted Smith, CPA, an accountant in Ozark, MO, to come and speak with our real estate agents at our weekly office meeting.  The information we learned was so incredibly helpful, not just for us, but for our clients.  There are many tax benefits available in our area, and I asked Ted how he learned about them when other accounts didn't seem to be aware of them (or weren't passing them on to their clients).  His response:  I actually read the tax regulations...all of them.  Hmmm....there's a novel … (6 comments)

springfield mo: Helpless Victims of the Economic Crisis- Abandoned Animals - 10/07/09 05:07 PM

I showed a foreclosed home a few weeks ago and my client asked me what the stain was in the middle of the garage floor.  As we got closer, we realized that "stain" was actually the perfect shape of a dog lying on its side and there was still fur attached to the floor.  Someone had left the poor dog locked in the garage during the hottest part of summer, and he died and decomposed there on the garage floor.  It really broke my heart and I haven't been able to get it out of my mind since.  I know … (11 comments)

springfield mo: Mortgage Delinquencies - The Coming Storm - 10/01/09 12:38 AM

I have been asked about the next wave of foreclosures lately.  Here is some great information and charts that realistically portray the current state of mortgages.

This is one of those posts where I wish I didn't have to write it, but felt it was so important to my readers that I would be remiss not to at least talk about it.
Everyone out there probably knows somebody who is behind on their mortgage payments, looking for alternatives and likely also just finding out that their home's value has dipped below what their loan amount is.  I know some … (3 comments)
