Below is the Ozark MO Real Estate Market Report for March 2016.  Homes priced between $150-200K have experienced a tremendous surge in sales, resulting in an extremely low inventory of homes in that price range.  Home sales have picked up in every price bracket with the exception of the $300-349K bracket which is essentially unchanged.  Supply and demand are quickly creating increasing home values for homes priced under $200,000!

Below is the Rogersville MO Real Estate Market Report for March 2016.  The market in Rogersville is very interesting right now in that homes priced between $150-199,000 seem to be the weakest right now with the market oversaturated with listings , but it is usually the strongest price bracket for home sales as evidenced by sales in this price bracket in 2015.  There are actually more homes under contract between $100-150,000, making this the best price bracket to be in right now.  Home sales in the $250-300,000 price range are also very strong with … (2 comments)

Below is the Springfield MO Real Estate Market Report for February 2016.   Homes sales are strong right now with a healthy number of homes pending in every price bracket.  Overall, sales are consistent with sales in past years, but short-term analytics indicate closings are down slightly from December.  This is most likely due to the low inventory, and buyers having fewer choices.  Homes priced between $50-100K aren't faring as well, making this the only price bracket to qualify as a "buyer's market."

Below is the Ozark MO Real Estate Market Report for February 2016.  Sales for homes in nearly every price bracket are on the rise.  There are nearly as many homes under contract as are for sale in the $100-200K price brackets, and home sales in the $200-300K bracket are experiencing a lot of movement.  Overall, the market in Ozark, MO, is healthier today than in years past, mostly due to the fact that inventory is down 18% from a year ago.

trends: Springfield MO Real Estate Market - Average Sales Price - 2010 v. 2011 - 09/23/11 01:18 PM
Someone asked me today if the average sales price has gone down this year over last year.  I wasn't sure, so I pulled the data from the MLS and prepared the chart below.
Basically, there is no rhyme or reason to the average sales prices over the past couple of years.  If you factor in the First-Time Homebuyer Tax Credit of last year, you can see that the average sales price naturally dropped during that period of time, which is undoubtedly due to the average sales price of that particular buyer.  However, that correlation doesn't explain this year's drop in sales … (1 comments)

Greater Springfield MO Real Estate Market Single Family Home Sales - 2010 v. 2011     Want to know how the 2011 real estate market in the Greater Springfield, MO, area compares with the real estate market in 2011?  Below is a chart which shows the total number of single family home sales per month for each year. I had to give a presentation to a group of local business owners this past week and discuss my business.  The one question I am ALWAYS asked is, "How's the market?"  So....I decided rather than talk about it, I'd show them.  I prepared a few graphics for the presentation to really show how the Springfield MO real estate market is faring.
