The numbers are in for Temecula, CA. I’ve tallied the numbers….checked them twice and they are ready to be reported. 242 homes (SFRs and Condos) sold from June 1, 2010 to July 1, 2010 in Temecula, CA. This information has been provided by MRMLS and is deemed reliable and correct. Short Sales in Temecula continue to dominate the market and represented 95 closed sales for a 39% market share. Standard Sales (yes, standard!) came in a close second with 83 homes sold or 34% of the market. To no surprise REOs (Bank Owned) Sales continue to lose ground and came (0 comments)

The numbers are in for Murrieta, CA. I just performed a search from our local MLS and from June 1, 2010 through July 1, 2010 there were 236 homes sold. So, you probably want to know…how many were Standard Sales (do they even do those anymore?), Short Sales and Bank Owned/REOs? You’re in luck; I have those statistics for you. Here’s my disclaimer: The information provided was taken from our local MLS, MRMLS, and is deemed reliable and correct. I am pleased to share that I saved another family and home from foreclosure. This family was able to stay in their Lake Elsinore, CA home payment free for over a year. So with all of the talk regarding SB S1230 and HR 5623 or in non-Governmental talk, the $8,000 Home Buyer Tax Credit, have people forgotten about California’s First-Time Buyer Credit? Not to say the least, after just eight weeks it appears that nearly 80% of the available credits for first-time home buyers have been applied for.
“The time to utilize this credit is definitely running out,” said State Controller and Franchise Tax Board Chair John Chiang.
This credit will be given on a first -come, first-served basis defaulting to the date and time stamp on the fax. (3 comments)

Temecula, CA Ryan Smith, a Realtor in California who specializes with helping families avoid foreclosure has lost his mind. He has declared war on Foreclosures. Ryan says it’s not enough to get Short Sale Approval; you need to review the approval and pay close attention to the details. Why would a Homeowner OK an approval that gives the lender the right to seek a deficiency judgment? The Short Sale Minute Guys, from Temecula, CA, talk about Lenders and BPO's. What happens when we know the numbers better than the bank? We have been working on this file for awhile and have been going back and forth on the value. Wells Fargo said $350K, we said $300K. After one negotiator and her supervisor, we finally landed (by escalating) with someone who understood our point of view. Guess what? Short Sale approval for $300K. Yes, we know what we're doing and know the numbers the bank doesn't or at least doesn't want you to know they know. People...it's always (5 comments)

Okay, so everyone has probably heard by now that the House has OK’d the extension of the Home Buyer Tax Credit Deadline. The vote was in favor by a HUGE margin…409 to 5. So what’s next? The Senate has 24 hours to approve the measure and with Presidential ratification the extension will be official.
I’m sure this is welcoming news for many people stuck in the cross hairs. As it stands now, you will need to close escrow by June 30, 2010 to receive the credit. I’m sure people will be paying close attention and praying that Senate and The (4 comments)

I have often said, “It’s not about The Economy, it’s about Your Economy.” After looking over the weekly and monthly numbers for unemployment, home sales and home values something occurred to me. If you’re out of work, behind on your mortgage, facing foreclosure or experiencing some form of a financial hardship, would it matter if the unemployment rate were 20% or 5%? I don’t think so. What you’re experiencing is what matters.
I talk with people weekly who are stressed to their limits. They can’t sleep, feel like crap, are either not eating or over-eating…this financial hardship is taking (2 comments)

While filming another video for http://www.theshortsaleminute.com today in Murrieta, CA we talked about one of the files we’re negotiating with Wells Fargo. This file has been in process for some time and we have had three different negotiators/supervisors before we finally found someone who understood where we’ve been coming from. We originally came up with a value of $300,000 for this home in Rancho Mirage (Riverside County), CA. It just so happens we submitted an offer for $300,000 to Wells Fargo. Wells Fargo had a Broker Price Opinion (BPO, or mini appraisal) completed and they told us it came in (2 comments)

I am amazed with the lack of uniformity or structure when it comes to the process of (or lack of) Short Sales. Yes, there are many companies out there that offer their designation upon completion of their course work. Problem is it’s based on theory and not results. What’s the saying, “Those who can do it, do it, those that can’t teach.”? I’m not taking anything away from trainers and/or teachers but there is some truth to that statement within the real estate industry. You can walk into any real estate office and talk with five different realtors and they (8 comments)
