The Rapid City Real Estate Market Report for the year 2011
Yes. I know. It’s February. We done gave up on New Years stuff, the awesome and notable happenings for the year, and probably most of our resolutions already. But I wanted to get the report out there on how the Rapid City Real Estate Market fared in 2011.
Good stuff all around, average sold price up, sold residential listings up, days on maket up a bit and active listings way low.  Need some more inventory!!

Wow.  It's the middle of January and I got some big time catching up to do!  Not sure what happened...Thanksgiving, Christmas, New Years...
But here we go back making things happen!
I've included the market stats showing how homes sold in the Rapid City area for October, November, and December 2010.  Lined them right next to each other so that each column is a month.
This is alot of stinkin' information all at once.  Here are the notable details, in (of course) my most humble opinoin.

I've compiled information about the number of homes sold in Rapid City each month and displayed them in some graphs (thanks Excel!).  This gives a visual understanding not only of the activity each month, but what price ranges are hot and are selling well.

How did Rapid City homes sell in May?  Market Stats...now!
Yes, I know.  Late.  It's almost July for goodness sake.  I took a commercial real estate course the beginning of the month (CCIM 102), and have since been catching up and keeping up with the new listings and business that has been jumping out of the woodwork.  Not that I am complaining - may it continue!!
Excuses aside, here is what we got:
Looks like May treated us pretty well.  Residential Real Estate continues to plug away in good ol' Rapid City and the Black Hills.  The number of homes sold has increased … (2 comments)

Action.  Glory.  But not alot of guns.  (well...not that I am aware of, anyway)
We have certainly enjoyed the Spring weather, spring real estate market, and tax credit advantages here in Rapid City, Black Hawk, Ellsworth and Box Elder.  The community has put up some nice listings.  Those listings priced right that are move in ready don't stay on the market too long...
I see a bunch of positive stuff...MORE sold listings, homes are staying on the market FEWER days until they are sold (Days on market or DOM), and average prices … (0 comments)

KABOOM!  Rapid City Real Estate Market - January 2010
Not bad!  After a terribly slow December, looks like buyers and sellers have come out of the woodwork and are taking advantage of the tax credits and breaks.  My only complaint at this point is that listings are down...some buyers looking for a certain type of property might have a hard time finding what they are looking for before the end of April.  New construction is still taking a hit.  Prices are down as builders are looking to sell off their inventory.

The results are in.  Rapid City did experience a slow down in home sales as the rest of the country did, but we were fortunate enough to be able to remain relatively stable and move right along.
The following graphs show the relationship in different marketing aspects over the past few years. 
 
 
  

 
The breakdown in my eyes...we see the number of homes available remain somewhat stable.  But the number of sold homes in 2009 is down 7% from 2008 and 22% from 2007.  However, the average sold price doesn't seem to be taking that … (2 comments)

And the rush is on!  With just over 30 days left to get a home bought before the expiration of the tax credit (pending extension, of course), activity has been high and deals have been flying.  Our inner office sale board is full.  (which means a pizza party!)As for the September Market...look at the total residential graph below - you'll see last month sprang ahead from last year on the number of homes under contract.  The active listings are just under last year's numbers, showing that sellers are ready to put their homes on the market and move on.  The rest … (0 comments)

The market in August typically seems to slow some.  I attribute that to the various big events around town (the Sturgis Rally and Central States Fair),  the summertime vacation schedule, and getting ready for school.  It looks like preowned single family homes were down 9% YTD from 2008, and new construction is way down - 35% YTD from 2008.  Average sold prices on preowned homes remain pretty stable, with only a 1.4% decrease from 2008.  Average sold prices in new construction are down 8% from 2008.Days on market on preowned homes rests 3 days higher (70 to 73), while new construction is … (0 comments)

July was a great month for me, anyway.  I was top sales agent for my company for the month.  I was quite surprised at the honor since it takes 2 sales of mine to equal one of some of the more seasoned agents in my office.  It's pretty exciting.
The market continues to move right along.  Sales are still down from last year, but they are down 17% this month versus 32% last month year to date. (referring to the "total residential" graph) The average sold prices on preowned homes remain stable, and new construction prices are down 8%.  All in all, I see things remaining fairly … (2 comments)

As you can see from the graphs below, we continue to see fewer sales than this time last year, but notice that the number of homes under contract remains the same.  We are also seeing our average selling price working out to higher than last year, so taking into consideration the fewer sales, I consider things to be holding steady.
Here's a look at the number of homes at the different price points sold during June of 2009:  We are starting to see the homes over $300,000 move more, which is great to see.

Activity has been rebounding here in Rapid City. We see the average price of homes are catching up to last years' numbers. Days on market remain a bit longer, but homes are selling and buyers are out looking. The first time homebuyers are definitely influencing the market - as 308 out of 506 homes sold this year (as of June 15) were under the $200,000 mark.

Things are picking up!  We've got a full sales and listing board here at the office.  The first time homebuyers are driving the force, with the majority of sales below the $200,000 mark.  Here are the stats on the number of homes sold in the month of April:

rapid city market: Rapid City, SD Market Report - March 2009 - 04/10/09 06:02 AM
Well, it's been a struggle to get to homes much less look at any with a blizzard a week for 3 weeks that shut down the city along with no travel advisories.  So we were stuck at home one day and then spent hours shoveling the next.  Everyone I have talked to is ready for Spring!!
As you can see from the graphs below, the trend is down some.  I could blame lots of things and events, but it is as you see it.

rapid city market: State of the Rapid City Market - how things looked in 2008 (in graphs!!) - 01/21/09 03:28 AM
We here in South Dakota have been really blessed this year to see a continuation of normal real estate activities - still working for actual sellers (not just banks and corporations) and buyers.  The last year showed a decrease in the actual number of units sold, but the average sold price did increase from year 2007.

The total number of active listings is up, sales were down this year compared to last, but the average days on market remained relatively stable.
