So what happened in the month of February in Rapid City, SD?  Did the buyers continue to scoop up the move in ready homes that were ready to go?  Did sellers realize Spring was starting early with awesome temps in March for South Dakota?

Rapid City real estate market holding its own in January 2012.
Usually, everyone is indoors.  It's cold outside.  January seems to me to be the coldest month of the year.  But this year, with unusually moderate temperatures, I think brought a great start to real estate in Rapid City!
With the average single family home price up from $154,505 in January of 2011 to $195,903 in January this year, you can't complain about too much.  (Unless you are a buyer looking for a steal...)
Except the inventory.  More good stuff is needed...especially in the $130,000 to $200,000 sweet spot.

Yes. I know. It’s February. We done gave up on New Years stuff, the awesome and notable happenings for the year, and probably most of our resolutions already. But I wanted to get the report out there on how the Rapid City Real Estate Market fared in 2011.
Good stuff all around, average sold price up, sold residential listings up, days on maket up a bit and active listings way low.  Need some more inventory!!

Rapid City continues to hold its own.
Many things remained the same from last month - decreases in number of homes on the market, BUT and increase in number of single family home sales and average sold price on single family homes.

How did things fair way back in August?  End of the summer, families out on vacation, getting ready for school….
(Yes – I know…it’s after Halloween and that was a LONG time ago, but data is forever on this here internet!)
In August, it was an interesting mix of ups and downs...single family homes holding their own while new construction struggling to find its way amid tighter lender regulations and uncertain economic times.  (that sounded almost poetic!)

The fun one - graphs by price - how things sold in Rapid City SD so far in 2011...
I really like these graphs - they show really quickly and clearly what price ranges are selling the best in Rapid City.  As usual, the $125,000 to $200,000 price range takes the prize.  What I found was also interesting was the uptick in homes sold over $300,000 in June.  20 units sold compared to the under 10 the previous months.

Did things continue to hold during the month of July?  We finally had some warm temps, but typically July tends to be the summer doldrums as people are out vacationing and enjoying the few months of summer we have up here.  But this year things were more happenin'.
Across the board, we had 21 more units sell than last year (up 2.6%) and a 10% growth of homes under contract.

Rapid City Real Estate market report and stats for June 2011:
June was a crazy month!  I personally had the best month of my career, closing on 5 properties.  Hence, catching up on my market stats has been pushed off until...well, now!
June saw some amazing stats in the Rapid City area.  As an office, we filled up our sale and listing boards 3 months in a row...resulting in an office party, of course.  Since May was really cold, and we were wondering in April if Spring was ever gonna come, the spring time "let's go buy a home" hit a … (0 comments)

Yikes!  It's been a busy summer.  August and I'm finally catching up on my market report blogs.  Oh well - at least the data is getting out there...late as it may be.
Rapid City real estate continues to hummmmmm right along.
In single family homes, we had 9% fewer listings than last year at the same time, BUT sold just 3 units less.  There was an increase in days on market from 76 days to 92 days, but it all turned out OK in the long run....average home prices were UP about 4% from last year.

Finally - the report is in!  Rapid City Real Estate stats for the month of April!
We are seeing some activity!  At our company, we have a board to enter listings and one for sales - 30 lines each.  We get a party if we fill up both boards in the month.  Well, so far we have had 2 parties for the past 2 months, and we are in line to get a 3rd!  
Interesting numbers this month...
Across the board, sold residential Rapid City listings are down 7%, and the under contracts are down 32% from last year.  As … (0 comments)

What?  April already??  Some of you have probably been planting gardens and all sorts of stuff like that.  We are having a hard time getting Spring to stick around.  Couple inches of snow today.  But you don't care about that...on to stats.
Interesting data this month.  
In the preowned residential sector, more properties have been sold, but the days on market have been longer.  My guess on that is the cold, snowy weather we have been having...not as many people want to jump out and look at houses. … (0 comments)

It's been cold.  And snowy.  And everyone is really ready for Spring!  Today gave us a breather with a snow melting 40 degree day.  But how long is that going to last??  And the Southerners are saying "Why on earth are you living up there??!!"

September 2010 Rapid City Homes market report - It's in!
 
Things are lookin' good.  Summer ended and everyone got back into their regular schedules.  And showings picked up!  Lots of homes on the market (almost 200 more than this time last year) matched with just over 20 more homes sold this month versus last year.  Fewer under contract, showing the stagnant August month we had.
All in all, things chug right along.  Days on market remains about the same, prices continue to edge up, and new construction continues to slowly rebound.

Yes, I know.  Late.  It's almost July for goodness sake.  I took a commercial real estate course the beginning of the month (CCIM 102), and have since been catching up and keeping up with the new listings and business that has been jumping out of the woodwork.  Not that I am complaining - may it continue!!
Excuses aside, here is what we got:

Spring time has finally hit.  With a late snow in May and cloudy and rainy days since, we have been looking for some warm sun!  This week looks to show us some warmer temps.  It needs to stay dry for more than one day so I can get my back deck painted!

So I have been working on a commercial real estate designation called CCIM - Certified Commercial Investment Member.  It is a national designation that covers the analyzing of commercial and investment properties for many different applications.  My desire for the designation is to have the knowledge to price Rapid City commercial real estate for sellers and determine what is the best investment for buyers.  It is also great to have for the networking and referrals.  All kinds of fun stuff such as Internal Rate of Return, Cap Rate, Gross Rent Multipliers, Annual Debt Service, Debt to Credit Ratio and other fun … (0 comments)

July was a great month for me, anyway.  I was top sales agent for my company for the month.  I was quite surprised at the honor since it takes 2 sales of mine to equal one of some of the more seasoned agents in my office.  It's pretty exciting.
The market continues to move right along.  Sales are still down from last year, but they are down 17% this month versus 32% last month year to date. (referring to the "total residential" graph) The average sold prices on preowned homes remain stable, and new construction prices are down 8%.  All in all, I see things remaining fairly … (2 comments)
