ARE YOU SERIOUS?  Your agent must, must, must present all offers that come in on your home.  At the minimum, the agent must tell you that you've received the offers, and what they are, talk with you about them, and ask you what you'd like to do next.  You are the boss.  Your agent works for you.

An important event during a home sale, is the Home Inspection.
The Buyer hires a Home Inspector - hopefully one accredited by CREIA or ASHI - to inspect your home.  They prepare a Report, explaining their findings.  Your Realtor will get a copy of this Report, and you will have a chance to see it, along with a list of any requested repairs that the Buyers may have compiled.

Maybe Grandma passed away in her own home, or maybe a break-in happened there ending in someones death.  This can be a scary problem when it comes to selling your home.  Do you tell the Buyers, or not?  Is it relevant, or not?  Does it matter if Grandma died of natural causes, or if she had a terrible disease?
Here's what has to happen:  Disclose, disclose, disclose!
No matter what the specific stigma is, we must be honest, and tell the Buyers in writing what it is.  Ask yourself this question when you're trying to decide if the stigma is relevent or not:

When I was speaking with an Inspector friend I have yesterday, I listened carefully as he explained that there is a simple fix for a leaky faucet:
Most faucet leaks can be fixed quite easily with a rubber washer, an O-ring and / or a seal.  By fixing the problem yourself,  you can save yourself about $100.00 because you won't have to call a Plumber.  Even if it only takes the Plumber 10 minutes to fix the leaky faucet, he'll still have a standard fee for coming out to your home.

As I was sitting in our office meeting this last Tuesday, I learned something extraordinary... 
My Broker, ERA Cusick Group (Ventura, California) actually provides a $25,000.00 Liability policy for all their Sellers, for 1 full year following the close of escrow!  Okay, some Sellers might wonder, "Why is this important to me?" 
The reason that it's important is because many, many closed escrows, end up in after-the-fact Mediation or Litigation!!  Usually, it happens because the Buyers feel that the Sellers didn't tell the Buyers all the material facts about the home, before they bought it...
