6 Reasons to Own a Home

Not taking into account the fact that I sell real estate for a living, owning my own home has been one of the biggest joys in my life. I've owned a couple condos and have sold them, but I still own the first house I ever bought. And I can truly say it's my "home." I've been here a long time, and there are still things I have not done. And I hope I get them done before the day ever comes that I have to sell it! But for now, I love my little piece … (2 comments)

buyers: Does Your Agent Answer Their Phone? - 11/22/18 05:10 AM
The topic of this post sounds like it's directed at the real estate Buyer or Seller. And it is.
But agents, you might want to take note.
So, Does Your Agent Answer Their Phone?
When I meet with my clients, be they a Buyer or a Seller, we talk about the communication process of buying and selling a home. That communication can be anything from email, to contracts and amendments, text messages, and yes...phone calls. I ask how they best like to be reached first.
Many will say, "Text me first, in case I'm in a meeting, and I can let you know when I … (4 comments)

buyers: Are the Lights Going Down on Real Estate? - 10/10/18 06:59 PM
I too am asked daily about the real estate market, and when is "the bubble going to burst again?"
Robert is very correct...the conditions simply are not there for that to happen again.
What I think you will see happen, is a NORMAL real estate market where homes may take 30-60 days or more to sell, and the Under Contract in an hour of listing will be a thing of the past. But then again, that too depends on many factors. If inventory remains low, homes priced right will go quickly.
I'm working with Buyers right now. We looked at 12 homes this weekend, … (2 comments)

buyers: Writing a Successful Offer in a Hot Market Real Estate Cycle - 07/24/18 06:29 PM
Anna Banana Kruchten CRB, CRS 602-380-4886 hits the nail on the head with this post!
Another tactic to consider is an escalation clause on your offer price. This way, if another offer comes in over your original offer, you can automatically move up, vs. being out completely. A word of caution if you are going to use this....you better have the cash to back it up, as it will most likely send you into the world of "the property did not appraise for contract price."
Great stuff to keep in mind

buyers: Who Pays the Closing Costs In Georgia? - 01/28/18 07:59 AM
I always stress to my Buyers, real estate is different in every state. Don't presume things are done in Georgia the way they are done in ____________-(fill in your state.)
If you are a Seller, you've already purchased that home in Georgia so you know about the process. But the question is....
Who Pays the Closing Costs in Georgia?
And the answer is.....it depends.
It is not uncommon for the Buyer to ask the Seller to pay all, or part of the closings costs associated with the Buyer's mortgage to purchase the home or condominium. We won't dive into what all the closing costs are, but … (5 comments)

What is a Proof of Funds Letter?
Now the phrase, "proof of funds" will appear on many listings. It can mean that if you plan to pay cash, … (2 comments)

buyers: 5 Keys to a Successful Home Inspection - 09/12/17 06:36 AM
Your real estate professional did all the work with staging and marketing your home For Sale. You've got that contract!!! Now comes the home inspection! YIKES!!!
This is the guy that will kill the deal! Well, no, he/she shouldn't be! Depending on how your real estate professional prepared you and your home for the market, you may have had a PRE-INSPECTION done so that you were already aware of potential problems, and either corrected them in advance, or priced the home accordingly if it was something major (older systems, roof, etc)
But the home inspection day has arrive!

buyers: This Is Not A Low Ball Offer - 09/08/17 06:23 AM
When you get an email explaining your offer, it can go two ways.
1) It can be a heartfelt "OMG we LOVE this home and we JUST HAVE TO HAVE IT" email with why you are asking for any number of things....i.e. quick closing, asking over list price, waiving contingencies, etc, etc.)
Or.....
2) "My buyer is a strong, well qualified, sophisticated, experienced and informed....Landlord investor. This is not a low-ball offer to see how the Seller will take it. It is a thoughtful, researched and informed offer."
Yeah, right.
Mr. Agent, you already indicated this is a business (investor) looking to purchase the home. While … (6 comments)

buyers: Is It Better to Rent Or Buy In Atlanta? - 07/24/17 04:33 AM
That's actually kind of a loaded question, and pretty broad, considering how BIG Atlanta really is.
And WHAT are you calling Atlanta? If you are in John's Creek, or Alpharetta or Marietta,  you are in the METRO Atlanta area, but not ACTUALLY in the City of Atlanta!
So, it comes down to numerous factors.
Is It Better to Rent Or Buy In Atlanta?

First off, there are costs associated with owning a home (or condo) that are not associated with renting. From property taxes to HOA fees to maintenance costs....all expenses YOU pay when you own vs. rent, the cost can certainly vary. BUT....how much … (4 comments)

buyers: Where IS Your Buyer's Bank? - 10/21/16 01:18 PM
One thing we all know and love about real estate...it's always changing, and no two celebrations are the same! Just when you think you've heard it all, you learn another question to ask your Buyer...especially if they are moving from out-of-state.
Where IS Your Buyer's Bank?
I have a Buyer that is relocating from Boston to Atlanta, and his closing was this afternoon. In Georgia, by state law, any funds over $5,000 must be wired to the closing attorney's account, prior to closing. That's fine...I advise all my clients of this as we go through the buying and loan process. But who would … (3 comments)

Dinner Is In The Oven....But I'll meet you in an Hour!
That would sound like what we in our industry describe as a "pop tart" agent. The phone rings and we pop up and run.
Well, yes and no. These ARE Buyers I am working with. They have a very specific area and price point to work with. We've been out to see several homes, and we've not found the right one.
The Atlanta real estate market is on fire...to say the least. So you have to jump when a new listing comes on the market. I now have all my Buyers set for … (2 comments)

buyers: MyMidtownMojo.com | That Was Then This Is Now! - 01/06/16 05:50 AM
I can remember as a kid, living on the ranch in Montana...we had 3 TV channels to watch. And sometimes 2 of them had the same show on them. My Mom wanted a private line, and paid a ton of money to have one installed. (We had a party line, and shared it with 3 or 4 other homes...can you EVEN imagine???)
Time, technology and techniques, they do change. It's evident all around us, especially in real estate. But let's take a quick look at what else has changed.
I learned to drive in a 1960 Comet Station Wagon! (Oh yes I wish … (2 comments)

buyers: Why Are You Asking Me That Question? - 12/05/15 09:28 AM
As your real estate consultant, it's my role to understand your needs, be your negotiator, and handle all the details of your transition. (I like the word transition instead of transaction!)  In doing all of these roles, I ask questions. But sometimes, I get an all to familiar response....
Why Are You Asking Me That Question?
Take the lead I had off my website this morning. I first responded with an email with a couple questions.
"Do you have an agent you are working with?"
How many times I start in answering their questions, and then they respond, "Ok, I'll let my agent know and … (4 comments)

buyers: 5 Things Home Buyers Should NOT Do - 11/12/15 09:20 PM
This article originally appeared at MyMidtownMojo.com

As a real estate broker, I've been helping Buyers buy homes and condos for over 10 years now. And I love what I do. But because I do it every day of the week, much of the process is second nature to me. Ah...but that does not mean it is to you....The Buyer. And even if this is your 1st or your 5th home, you might even forget a step along the way.
Your home or condo search might be as short as 30 or 60 days, or it could take a year. It depends on … (6 comments)

buyers: Why Should You Use An Agent That Knows The Market... - 09/09/15 12:10 PM
...Not an Agent That You Know?
So, let me get that WHOLE question out again...
Why Should You Use An Agent That Knows The Market
and NOT an Agent That You Know?
Whether you are a real estate agent reading this, or a Buyer or Seller reading this, most of the subjects I write (blog) about are because someone wants, or needs information.
Maybe it's about a particular Midtown Atlanta condo building.
Maybe it's about what is going up on that vacant lot next door.
Maybe it's about closing costs and what the Buyer or Seller might be paying for.
Or...it's a question that is asked.
In this case, … (9 comments)

buyers: What Is Title Insurance in Georgia? - 11/05/14 09:07 PM
When you purchase your Midtown Atlanta condo, one of the closings costs you will find on your HUD-1 or closing statement will be for two policies for title insurance. One will be a policy for your lender (unless you paid cash for your property) and the other will be for you. So...
What Is Title Insurance in Georgia? Buying a home is unlike buying any other product or service in the world. Records for property purchased in the United States go back hundreds of years. Record keeping has not always been as sophisticated as it is today.  Many laws that affect … (2 comments)

buyers: Intown Atlanta Real Estate Buyer's Guide | The Inspection - 08/05/14 12:02 PM
When you purchase Intown Atlanta Real Estate, an important part of the process is getting a home inspection by a licensed home inspector. In this part of our Intown Atlanta Real Estate Buyers Guide, we look at the Inspection process.
What Is A Home Inspection? Once you have negotiated a contract on your home or condo, it's a pretty good idea to check under the hood! You know, like when you buy a used car, you want to take it to your OWN mechanic and tell you what, if anything is wrong with it. The same is true for a home … (1 comments)

buyers: Intown Atlanta Real Estate Buyer's Guide | Contingencies In The Contract - 08/01/14 05:15 AM
In this column of the Intown Atlanta Real Estate Buyers Guide, let's talk about what contingencies can be a part of your real estate contract. So, you've made your offer on the home or condo that you like. Most likely that offer is going to have contingencies attached to it. Let's look at what some of those might be. Contingencies are kind of like a chance that something could, or could not happen.
Due Diligence Period --  Out of all the contingencies you have in a Georgia Real Estate contract, this may be the most important one! During the due diligence … (2 comments)
