Not taking into account the fact that I sell real estate for a living, owning my own home has been one of the biggest joys in my life. I've owned a couple condos and have sold them, but I still own the first house I ever bought. And I can truly say it's my "home." I've been here a long time, and there are still things I have not done. And I hope I get them done before the day ever comes that I have to sell it! But for now, I love my little piece (2 comments)
first time buyers: Mortgages Are Going to the Dogs
- 08/28/17 06:58 AM
Don't you just love a headline that catches your attention? You're already thinking crazy thoughts...I can hear them from here! Lenders are starting to do crazy things again? Interest rates going up and Buyers can't qualify for as much? A particular lender has not followed up and a deal is looking bad? Well, it's actually good news! SunTrust Mortgage conducted an online- survey among 412 U.S. adults ages 18-36, among whom 248 purchased their first home and 135 have never purchased a home. 33% of Millennial-aged Americans said better space or a yard for a dog influenced their decision to buy a home! Now before (6 comments)

There are many, many options to you when you look for a lender or mortgage broker to help you with the financing of your new home or condo. Above all else, you want (1 comments)

first time buyers: But...You're A Real Estate Agent. Why CAN'T You Help Me?
- 02/03/14 09:03 AM
Yes, I'm probably beating a dead horse, but blogging is an outlet, right? And I mean nothing against the callers that I get that have this response, so I want to give you, the Buyer, some reasons why I just may NOT be able to help you. "It's Not My Listing" This can often be a challenge to explain to a home buyer that does not know how the "back of the house" operates in real estate. See, when you find a listing on MyMidtownMojo.com, it for all intent and purposes, looks like my listing. But chances are, it's not. We (4 comments)
first time buyers: Plaza Midtown Atlanta Condominiums | SOLD!
- 11/10/13 08:54 PM
For those of us that represent Buyers and Sellers (a.k.a. real estate agents) we all are in this line of work for a variety of reasons. Be it a first or second career, more free time (Ha Ha!) or whatever....it's an amazing profession! One of my favorites is to work with First Time Home Buyers! I love being able to help they understand every step of the home buying process, show them the various living options available to them in Midtown Atlanta, and ultimately, sit down at the clsoing table and hand them their keys to their new home! It's an (2 comments)
first time buyers: Real Estate FAQ's | How Many Parking Spaces Will I Have?
- 06/03/12 12:25 AM
A question I’m often asked by condominium buyers is How Many Parking Spaces Will I Have?It has been a “standard” and a building code in the Atlanta Condo Market to have one parking space per bedroom. In other words, buy a 1-bedroom condo, get 1 parking space. Buy a 2-bedroom, get TWO parking spaces. Needless to say, for a couple, this could be a problem. If you purchase a 1-bedroom and you BOTH have cars, you will need to look for an additional parking space. Where? Here are some options: Other Condo Owners — There may be an owner of a (12 comments)
first time buyers: Real Estate FAQ's | What are HOA Fees?
- 05/31/12 06:56 AM
Real Estate FAQ’s | What Are HOA Fees? If you have never lived in a condominium or townhome community, you may not be familiar with HOA Fees. HOA is the Home Owners Association. Now, you can certainly have HOA fees in single family communities. They will just vary on what they are for versus what HOA fees cover in a condominium. Let’s review the major HOA fees as they relate to a condominium: Exterior Fire and Liability Insurance — Heaven forbid, the building ever catch on fire, part of your HOA fees pay for the insurance policy on the building itself. first time buyers: Real Estate FAQ's | Why Do I Have to be Pre-Approved with a Lender?
- 05/31/12 06:50 AM
Why Do I Have to be Pre-Approved With A Lender? I’m often asked this question by BOTH first time home buyers as well as someone who has purchased a home before. Let’s look at this. You might want to spend $175,000 or $375,000 on your new home. But once you have reviewed the payments with your Lender, you might find that the payment is MORE than you want to pay, even though your income, debt and assets allow you to borrow this amount. The last thing I want to do is be showing you homes, and then you get your pre-approval (0 comments)
first time buyers: Should The Listing Agent Attend the Buyers Home Inspection?
- 05/18/12 02:21 AM
Should the Listing Agent attend the Buyer's Home Inspection?? I was just scanning some agent websites, and ran across the statement that the Listing Agent should attend the BUYERS home inspection? WHAT? Here is my take on this, and I look forward to the thoughts and suggestions of others. We are Under Contract to purchase a home. As part of our contract, we recevied the Seller's Disclosure Statement. You've told us what you do, or don't know about your home. We'll operate on the presumption you told the truth. We do our home inspection and find way more things that are (6 comments)
first time buyers: Do You Shove Your Buyers Into A Home?
- 02/20/12 07:08 AM
Yesterday, I posted about a recent experience with a buyer, "Why Do I Have to Decide So Quick When Buying an Intown Atlanta Home?" You know some of our best "work" in blogging comes from real life situations and how we worked with/through them. This post also appeared on my site, MyMidtownMojo.com. I know that my site gets traffic from the tools that I have, but I was a bit surprised when I got an actual comment on the post. It read as follows: "so you’d better shove that guy into that house, huh? get him in and drop him off. (10 comments)

- 05/26/11 09:51 AM
Today, I want to continue my series on Real Estate Terms to Know in Georgia by talking (or writing?) about who represents who when you purchase Midtown Atlanta Real Estate or real estate anywhere in Georgia. We've talked about being pre-approved for a mortgage and who's on YOUR real estate team. Now, let's talk more about Real Estate Terms in Georgia and who represents you when you buy your home or condominium. Let's start with a question? You and your spouse, or significant other, are out for a Saturday afternoon stroll in Midtown Atlanta. You've been talking about buying a place, (5 comments)
first time buyers: Real Estate Terms To Know In Georgia - Your Real Estate Team Members
- 03/23/11 05:00 AM
In my first post in this series, I talked about the ever important need to be pre-approved for a mortgage before you begin the search for your new Midtown Atlanta Condo, or single family home. At the end of that post, I mentioned my "team" and while the word team may not be a specific real estate term, it certainly applies to real estate. Your Real Estate Team should have ONE Common Goal Just in case we need clarification, a team is defined as " a number of persons associated in some joint action: a team of advisers." So, exactly who (0 comments)
first time buyers: The Housing Inventory - From a Different Perspective
- 06/01/10 05:49 PM
The Housing Inventory From a Different Perspective. We all shop. Everyday, we shop for something. Groceries to feed our family or partner. A parking place ( well you may not "shop" for that.) A better price for cell service or a repair to our car. Today I had to go shopping with my Mom for bedding plants for the planters on her patio. One of my annual duties seems to be to help her get her landscape beds in shape as well as plant her patio pots full of flowers. Of course that means a trip to the local nursery, or (1 comments)
We all know about homes in real estate. We often have to tell our Sellers, "You are not selling your home. This is now a house you are selling and you are taking your memories with you." But we humans are not the only ones that make homes. I've had the wonderful pleasure of watching nature do it's thing when it comes to homes! I had to reduce the picture to fit here, but if you look closely, you will see (8 comments)
first time buyers: Real Estate Auctions! Bring Your Money AND Your Motivation!
- 05/18/09 03:51 PM
This past weekend, Sunday to be exact, I had the chance to see some of the fate of real estate in the current market. A real estate auction gives you a whole new look at real estate. In more ways than one. First off, this auction was held at the Westin Buckhead Hotel. No Motel 6 or convention center here. In fact, I quite enjoyed the fresh shrimp, beef wellington and assorted cheeses that were served, along with Starbucks Coffee. (No wine at the auction, but at the "practice auction" on Saturday afternoon, we were treated to wine along with some (6 comments)
first time buyers: Thank You Mr. Foreclosure! I TOLD You This Could Be Easy!
- 05/15/09 04:03 PM
You See! I told you so. This really is NOT rocket science. If you, Mr. REO want to move your real estate, then just make the process easy. What am I talking about? Today, at 11am, I met with a new client who has only looked at 5 condos, but quickly narrowed it down to one. Of course, it's a bank-owned property. So, today, we met, I walked him through our offer, and everything contained in the Purchase and Sale Agreement. He's a first time buyer and very excited about this chance to finally own his own place! And in (9 comments)
first time buyers: A Letter To My Clients, Contacts and Friends!
- 05/12/09 09:50 AM
A Letter to My Clients, Contacts and Friends!I felt the need to reach out to my sphere today and let them know...I'm still here! I'm still alive, and still selling real estate! Not because they don't hear from me...I send regular e-mails out on a variety of topics, compliments of Top Producer. But I wanted to reach out with some good news about signs of improvement in the market. They are little signs...but signs none the less. More showing calls on listings. Increased traffic on our web site. More walk-ins at the office. So I thought it a good time to (10 comments)
first time buyers: Going Once, Going Twice....SOLD! The Auctions Have Come To Town!
- 04/28/09 03:11 PM
I think one of the greatest things about being in real estate is there is never a dull moment. Even when the market is dull! You are always learning something new, be it about contracts, inspections, previewing property or the wild card....people! But, now, I'm onto a new learning curve...a sign of the times of "build it and they will come......NOT"
The real estate auction has come to town!
And not just one, but three! Yes THREE in the same weekend. All the weekend of May 16-17, so there went my trip to Charlotte for REBar Camp! Those (5 comments)

- 04/05/09 07:23 AM
It's a Buyers' Game! Are You IN or OUT? I've been working on this series of posts longer than I should of been. Long enough to see the market change. But long enough to see that Buyers' have some great opportunities in front of them. Today, in my final part of this series, we'll talk about the all important Purchase and Sale Agreement! That means we've worked together, found you just the right house or condo, and we are ready to make the offer! An exciting moment in the process of buying a home, but definitely an important part and one (1 comments)
