I work pretty damn hard to get my business. I'm at networking events. I work on my website, MyMidtownMojo.com. I call my past clients. I call old rental leads. I stand on the street corner in tight shorts. Ok, maybe not the last one.

Now....my goal and job, is to get as many people as I can through your front door to see your home in person. But, there is another critical part of marketing your home.....know what that is?
It's the photos! 
When your listing is entered into the Multiple Listing Service (MLS) within 15 minutes, give or take 10, your listing will be seen virtually around the world! Technology....absolutely fabulous, right?  I buyer in Seattle, Washington, looking to relocate to Atlanta, can be on any number of websites, and ..BAM! There is your listing.

Listed a condo for a previous buyer client. His parents purchased it, and put it in his name. He's a computer science geek, and knows more about numbers and real estate than I do.....and has no mortgage so his "carrying costs are low and I don't want to do a bunch of price drops." UGH!
So priced a tad high, but then took 30 days to get a price reduction of only $3,000. That generated showings and a low ball offer. But would not adjust again.

As a Seller of real estate (that being your home), you need to have the "right buyer" for your home. 
What exactly is a "right buyer?"
Well finding the right buyer has much to do with how your home is priced. Think of it like a 14-day rule. Most homes will receive an offer within 14 days of listing....or a price change. Said another way, waiting more than 14 days to make a price adjustment on your home, when you have not received any offers, does not result in getting an offer.
