I wake up in the morning, check my mail and what do I see? "Another Google Alert for "Todd Clark - Realtor" in my inbox. If you have never been on a listing appointment for an expired listing, then let me tell you when you finally do, you are in for a real treat. The one thing I can tell you about your appointment is that the seller wants to sell. Nothing upsets me more than when I see an expired listing that only expired because it had a lazy agent involved. I had one of those experiences, but I have to say that lazy agent made me look like a rock star to this seller. You see this home had been on the market for six months with another agent and that agent just couldn't sell it. You go to a listing appointment and you know they want to price the house right, and now you want to do the best job you can for your clients. You ask them why they bought the house and what has been done to it, so you can use those to advertise. Hopefully the next buyer is looking for some great features like the ones you described.
