Today is Friday, Febuary 22, 2008 and it is time for another breakdown of homes sales in the Washington County, Oregon market. I'm happy to say if you own a lower to medium priced home, sales are still making a moderate increase, if your home is price correctly.
While this is good news, higher priced homes are starting to sit a little longer on the market. This just may be due to the fact that we seem to have a larger than normal inventory of the upper end homes.

Oregon itself is beautiful, but when you add lots of great attractions with the beauty of the Pacific NW, and its green spaces, you get Beaverton, Oregon. I had four clients call me this week asking me, "Since the fed lowered interest rates this week, can I get a
traditional loan?" Well, in a simple answer, "NO!"
I am willing to help these people work on their credit over the next couple years. But, if you couldn't get
approved for a loan last week, more than likely the feds lowering the interest rate isn't going to help you.

The number one question I get from my buyers of lease option properties is how do I get paid? I get usually between $50-$100 from your monthly rent and the remaining when you exercise the option to purchase the property.
I tell them this is why, despite me telling them they can get a house with no credit check, I still want a copy of their credit report. Do you need a certain amount of money out of your home, but it just isn't worth that yet? I have a solution for you that can be done in any market. It doesn't matter if it is a sellers or a buyers market! I can get you much more than the appraised value for your home, and it really doesn't take any extra work on your part, like doing a complete remodel would.

Are you thinking about buying a rental property? Make sure you ask your agent how many other non-owner occupied properties are in the area first! Why is this so important to know?
                                                  
If an area has more non-owner occupied than owner occupied properties, it can actually affect the value of your property when it comes time for resale. Go look at neighborhoods that have more rentals than owner occupied homes and you will see a major difference.

Recently I met a couple of young guys who spent $25,000 on one of those "get rich quick" scams, as I like to call them.
They were doing everything right getting homes under contract, but when they were buying them at 70% of retail price they were using the highest comps they could find and not the average.
This always put their numbers closer to 80-85% of retail, then they got upset when they couldn't sell any of them on the wholesale market.

Thank you underwriters for making my job that much easier! Over and over I'm hearing stories of underwriters with (excuse my language) their heads up the asses!
                                          
Why is this making my job easier? Well I specialize in Owner Financing and lease options and because of all the idiot underwriters, I am getting more and more sellers calling me to sell there houses with owner financing. They figure they have got to be more qualified than most of these underwriters.

Most investors who buy a rental property collect rent every month and sometimes even lose money. But, there is a better way and every two years you can even double your income.
Some of the advantages of a rental are all the deductions. I have a way you can keep those deductions and charge a larger amount of a deposit that is equal to the monthly lease. If they break the lease, or are late with the rent, you get to keep the deposit no questions asked!
