for rent: Are banks changing their way of thinking about investment foreclosures? - 09/12/09 08:56 AM
Today I got a strange phone call on one of my short sale listings. This listing is a rental property with along term renter in it and the lease now doesn’t expire again until June 2010. But, the owner is no longer paying the mortgage, they are still collecting rent, but not paying for the house.
Well, today I got a call from a property management company asking me about the property and if they could go see it. I told them it had a RMLS lockbox and if they wanted to see it, feel free. I then asked if the … (62 comments)

for rent: Landlords don’t make the same mistake this one did - 11/26/08 04:53 PM
One of my clients who owned rental properties prior to me knowing him had one of them he wanted to put on the market because the clients weren't paying their rent. I advised him that if they weren't paying, then more than likely, the property was going to be in less than salable condition when they got it back and that the tenants would probably not make it easy to sell. So my suggestion was to have them evicted prior to putting the home on the market.
He went of over to the property and the person on the lease agreed to … (10 comments)

for rent: If you can’t sell it, I’m going to rent it (HUH?) - 08/11/08 01:49 AM
I recently had a client call me two weeks after I took a listing from her and she told me if I didn't have it sold in 20 days, that she was going to take it off the market and rent it out for $1500 a month.
What? OK, first of all, I have a six month listing and I wouldn't have taken it had I known I only had thirty days to sell this at a slightly higher price than the competition. Also, I find this very weird since she wouldn't even consider doing a lease option for two years … (16 comments)

for rent: How many other homes are Non-Owner Occupied? Know this number before purchasing a rental property in any neighborhood - 09/14/07 06:49 PM
Are you thinking about buying a rental property? Make sure you ask your agent how many other non-owner occupied properties are in the area first! Why is this so important to know?
If an area has more non-owner occupied than owner occupied properties, it can actually affect the value of your property when it comes time for resale. Go look at neighborhoods that have more rentals than owner occupied homes and you will see a major difference.
When I look for a property to lease option, the first thing I look at is the neighborhood and how many non-owner occupied homes … (6 comments)

for rent: Beaverton Oregon Real Estate: Make more money from your rental property - 04/18/07 11:51 AM

Are you a jaded real estate investor? Did you buy that rental with dreams of never having to work again and living on an island? At first that rental property looked great, for six months you were getting rents on time, the home looked wonderful and your mortgage was being paid by someone else every month. Then came that day the first rental check didn't show and you call the tenant to see what is going on and their phone has been disconnected. You drive to the house and it has been thrashed and you don't even recognize it. Your first … (0 comments)
