Today I got a strange phone call on one of my short sale listings. This listing is a rental property with along term renter in it and the lease now doesn’t expire again until June 2010. But, the owner is no longer paying the mortgage, they are still collecting rent, but not paying for the house.

One of my clients who owned rental properties prior to me knowing him had one of them he wanted to put on the market because the clients weren't paying their rent. I advised him that if they weren't paying, then more than likely, the property was going to be in less than salable condition when they got it back and that the tenants would probably not make it easy to sell. So my suggestion was to have them evicted prior to putting the home on the market.

I recently had a client call me two weeks after I took a listing from her and she told me if I didn't have it sold in 20 days, that she was going to take it off the market and rent it out for $1500 a month.
What? OK, first of all, I have a six month listing and I wouldn't have taken it had I known I only had thirty days to sell this at a slightly higher price than the competition. Also, I find this very weird since she wouldn't even consider doing a lease option for two years … (16 comments)

Are you thinking about buying a rental property? Make sure you ask your agent how many other non-owner occupied properties are in the area first! Why is this so important to know?
                                                  
If an area has more non-owner occupied than owner occupied properties, it can actually affect the value of your property when it comes time for resale. Go look at neighborhoods that have more rentals than owner occupied homes and you will see a major difference.
