house: Are you barely keeping your head above water on house payments? Let us help - 12/10/11 04:52 AM
Are you barely keeping your head above water on house payments? Many families just like yours are having problems keeping up on their payments and don’t know what to do. But, we are here to help. Did you know that you can short sale your home and still possibly buy again immediately?
Yep, you read that correctly! I have a couple lenders that will allow you to buy a home a day after you short sale your present home as long as you didn’t miss any payments on the home you sold and your meet certain credit requirements.
What does this … (7 comments)

house: Wagon wheels: Now for more than just wagons! - 08/30/11 07:17 AM

I saw this deck and thought it was such a unique use of wagon wheels. This gives the home a feel of the old west while still giving the deck a view without leaving gaping holes that a child could fall through.  I now know what I plan to do with my deck on my log cabin that I one day plan to build in Montana.

house: Congratulations you just bought the crappiest house on the block! - 06/28/11 05:57 PM
Have you ever went with your clients and look at a street of beautiful homes and then walk in to the foreclosure our clients are looking at to know that this is the absolute crappiest house on the block? Well, my wife drove by this scene today and just had to turn around and take a picture, because she knew there couldn’t be a crappier successful sale anywhere than this one!

house: One man’s shack is another man’s castle - 05/03/11 06:33 AM

As we were driving through the county the other day looking at a possible listing that I got a call on we came across what was clearly someone’s castle at one time. (Not taking the listing, but that is for another story) My kids thought it was so neat and wondered why we didn’t have one. I had to remind them that we don’t have any big trees in our yard and the only ones close are under and HOA that just won’t allow that! But, they now have ideas for our backyard. They won’t tell me what they are, … (23 comments)

house: Hope you don’t mind me saying what a nice body you have… VROOM! - 05/02/11 03:46 AM

Yes, I know it is un-PC to tell you that you have such a nice body, but take it for what it is, a compliment. Because your lines are beautiful, you are something that I desire and I want for myself. Who helped you? How much did it cost to get looking that way? Wow, is all I can say to all your hard work you put in to such a car.

You see, I’ve been going to a lot of car shows lately looking for idea, help, inspiration so I too can have my 1951 … (25 comments)

house: Sorry, Starbucks, you just aren’t this beautiful or I would be writing about you now! - 05/01/11 04:59 PM

Starbucks sells coffee, but Coffee Creek in Oregon City, Oregon of South End Rd gives me peace and a chance to bring my camera out. Now, this isn’t a place you can really stop, sit and enjoy the falls, but it does give those who live in the area and drive South End Rd every day something beautiful to look at when going to and from work.

house: Two weeks can be a long time, imagine if the banks would let the market grow - 04/24/11 09:29 AM

Two weeks can be a long time, imagine if the banks would let the market grow. I look at the world of real estate right now more like the first picture. A dandelion, what most would consider a weed and that is what I consider most foreclosures right now in our real estate market. But, in less than 2 weeks, they become for kids at least something to make wishes up. Imagine how many adults would love to be able to purchase a short sale or foreclosure quickly and make a wish that the week the just bought becomes … (23 comments)

house: The grass is always greener (Not when it comes to owning a home right now) - 04/23/11 02:41 AM

The grass is always greener on the other side of the fence. That is a statement I heard a lot when I was a kid. Then it pertained to what other kids were doing, but in the end my parents were right, they were looking back at us thinking “I wish we were over there”.

Now, what if there were no fences and the grass went for what seemed like forever? That is what is happening in real estate right now. We are seeing prices that are lower than we have seen in years, interest rates that are … (8 comments)

house: Will Beaverton, Oregon foreclosures just be a ripple in real estate history? - 04/17/11 05:53 PM

Will Beaverton, Oregon foreclosures just be a ripple in real estate history? The reason I ask this is because even though I was only ten at the time of the 1980 Beaverton, Oregon real estate crisis. The home market in Beaverton, was something that recovered and the market of the 1980s was soon forgotten by the mid 1990s.
Is there a possibility that though was seem to be horrible now will be forgotten again in 15-20 years and buying or selling a home in Beaverton will be just as easy as it was in 2006 again? Who knows, but my … (10 comments)

house: The bridge to home owner ship is shorter than you think - 04/17/11 02:55 AM

I promise, the bridge to home ownership is shorter than you think. Many first time home buyers that I help buy their first home say at the end of the transaction “I should have done this years ago, but I guess I just was afraid and didn’t realize how easy it really was”

Yes as with any big purchase there is a few hurdles, credit, down payment and then finding the right home. But, from my experience these small hurdles can usually be taken care and buyers worries are soon forgotten. Many of the 1st time home buyers just … (9 comments)

house: Can you push your market in to moving faster? - 04/12/11 06:14 AM

As I watched my kids go faster and faster as my daughter pushed this merry-go-round, I asked myself, can we push our market to move faster than it is? I then looked around and saw there wasn’t an apartment complex in the area that had a vacancy.

So, what if I was to go to these apartment complexes and show them that the $900 they are paying is about $50 more than they would be paying for a house of the same size including taxes and insurance. Would this get our market to move a little faster?

house: What a deck! I’m so envious of these people! - 04/05/11 06:17 PM

I do have to say these guys know their decks having been on probably hundreds in their lives. But, they can’t get this home because they aren’t allowed to sign the loan documents. But, heck that doesn’t mean you can’t buy your own home with a beautiful deck that others can envy.
Call or email Todd Clark and the Friendly Home team today and let us help you find that perfect home with that amazing deck for your family.

house: Even with the real estate market spinning out of control, with the right agents, you can still be left with a smile on your face. - 03/23/11 07:30 PM

With all the doom and gloom in the real estate market you would think not a single house is selling anywhere, but that just isn’t the case. The fact is, we are seeing a record number of homes sold by my team, The Friendly Home Team at Knipe Realty in Washington County, Oregon.

Though many people feel the market is spinning out of control, just like this picture, my clients come out of the crowd and can be seen with smiles on their faces as they either sell a home through us or find that perfect home for their … (14 comments)

house: One of my accidental creative ad ideas that got me the most calls and leads has been sold! - 03/20/11 01:56 PM

A few months back, I had a listing that I forgot spare batteries for my camera and since I knew this was a great listing in a great neighborhood, I had to get creative to make sure the listing had pictures. This is what I put on Craigslist and the MLS for the first 24 hours. They ended up staying for 5 days because of the response I got.
So, now I’m happy to say this home has been sold!!!

house: The Oregon City Falls and the end of the Oregon Trail - 03/16/11 07:45 PM

Oregon City is one of the oldest cities in Oregon and many consider it to be the end of the Oregon trail, though many did end their journey here, there are still many miles to the Pacific Ocean. I do have to say with the beauty of the falls and the Oregon City area, I think I would have probably stopped here to have the very tough journey they all took to get here.

house: That WOW moment when you know your buyers have found the right home! - 03/15/11 07:33 AM

There is nothing more exciting than seeing a wife’s eyes light up when she walks in to a home that has that WOW factor. At this point you watch the husband be a little more reserved as he tries to figure out what is wrong with this house that seems perfect, great price, low taxes and everything they want.

Can’t blame them, we have all heard it “If it seems too good to be true, it probably is”. But, in this business there is from time to time that truly WOW moment in time when all the stars align … (21 comments)

house: Dry basements and attics yesterday, don’t mean that today! - 03/02/11 05:58 PM

Yesterday we set a new record for the amount of rain on that day in a 24 hour period. The previous record was set in the 1950s and yesterday we shattered that by more than double. One of the things buyers seem to always ask is, “How is the roof?”
Since I’m not an expert at roofs and really don’t like climbing on them, (not because I’m scared of heights, heck I used to bridge jump) I’m just afraid of falling. I know, silly difference, but jumping off a 50 foot high bridge into water below, I knew what to … (17 comments)
