If you have never been on a listing appointment for an expired listing, then let me tell you when you finally do, you are in for a real treat. The one thing I can tell you about your appointment is that the seller wants to sell. Its your job to find out why it didn't sell and how to fix it all in less than 15 minutes, or it is too late and they move on to the next agent on their list. When I answer my phone, and I do 95% of the time, I answer "Good afternoon, this is Todd, how can I serve you today?" When they answer, "Todd, I found you on Activerain..." I know it is going to be a good day. Well, today was going to be a good day as I answered the phone. Because the caller started with "Todd, I found you on Activerain and we would like you to list our home!" Forget a good day, today just became a great day.

listing agent: I was sent another referral yesterday, but I’m worried about him already

Yesterday I was sent a referral from a mortgage broker that I met through another agent in another state, but this referral has me worried. This potential client had already been pre-approved and was already somewhat actively looking when I first talked to him. He said he had found a place that he liked. I happened to be next door to it at a friend's house and said if he wanted to see it, I would wait here for him.
