listings: Pricing your home right the first time can actually net you more in today’s Beaverton, Oregon real estate market - 09/18/11 02:53 AM

Many sellers in the Beaverton, Oregon, real estate market as well as other places around the country, always want the most from the sale of their home. Heck, when I sold my home, I wanted the most from it also, but that didn’t mean I could be unrealistic. (That is if I didn’t want to lose even more money.)
In today’s Beaverton, Oregon, real estate market, there are more homes than buyers. The end of the tax credit has caused many buyers to stop looking and left many sellers holding a for sale sign in their front yard that is … (23 comments)

listings: You’re all about free advertising honey, so why don’t you? - 02/05/11 06:04 PM

My wife said this to me today and when I heard the words “You’re all about free advertising, honey, so why don’t you?” I had to think, why don’t I? You see, when I teach about blogging and social media I tell people how much free stuff there is out there to promote you and your business.
So, when my wife asked why I don’t advertise my listings on Activerain and their new listing feature, I didn’t have an answer for her. To be honest, I guess I have been just so busy with other things I never really … (18 comments)

listings: Sometimes we want to remember the past: Cedar Crossing Covered Bridge, bridges that gap - 02/05/11 05:53 AM

Every once in awhile I’ll be out showing homes and come across a complete surprise and that is what happened when I was showing homes in Portland a couple weeks back. I was coming down a hill and came around the corner and there it was… a covered bridge.

Now, Oregon has a history and one of those is covered bridges and there are those who seek them out. I didn’t know of any in this area, so I was really, really surprised. I marked the spot on the GPS so I could come back, take pictures and … (8 comments)

listings: Competition heats up in Beaverton for the under $150,000 homes - 12/14/10 05:06 AM

Competition is heating up in Beaverton for the under $150,000 homes. More and more renters are getting their new lease agreements and realizing that their landlords are raising their rent. Combine that with the prices still dropping in Beaverton and you have more and more people seeing that they can get more home for the same money if they buy.

There is only one problem! When you have more buyers than sellers you get the traditional supply and demand model where prices start to rise. But, this time there was something that the normal supply and demand model doesn’t … (6 comments)

listings: Sometimes all a neighborhood needs to come together is a great park: Fir Grove Park, Beaverton, Oregon - 12/05/10 01:06 AM

Bringing families together is something that can really make an average neighborhood great and one way to do that is through the community parks. Fir Grove Park in Beaverton, Oregon is certainly one great little park, but more importantly it helps connect families and making the real estate in those neighborhoods more desirable to families looking in those areas.

Most families when the buy a home in a neighborhood get to know the other families on their own street, but how do you meet beyond your street that are in your neighborhood of Beaverton, OR. Well, the best … (12 comments)

listings: What happens when a HOA isn’t an HOA? The case of the missing representative… - 12/04/10 12:44 AM

One of my listings in Beaverton, Oregon is in escrow, and though this would seem to be great news, we seem to have run in to a little snag. It seems the owner who has owned the home since 2001 and has never paid and HOA found out from title that according to the title records the HOA needs to be contacted to make sure there are not HOA dues that are due from the seller upon close.

Here is where the problem lies. She bought the Beaverton, property because there was no HOA. Seems there was and the … (12 comments)

listings: Yes, your dog is lovable, but I’m already married! - 11/26/10 03:00 AM

I love dogs, let’s get that out of the way right away. I’ve owned many over my life and I know one day I will own another one. Probably an English Bull dog or a Basset Hound, I just think they have so much personality in their faces.

But, when you are selling a home with a dog, there are some rules that you really need to follow. First warn me you have a dog. The second is have it caged because you just never know. Even the most friendly dog, if provoked, can and will bite. (Some of … (41 comments)

listings: I want to become a better negotiator… Great, but don’t you need something to negotiate first? - 10/23/10 03:24 PM

As I was sitting in a company meeting the other day, the discussion came up about what types of classes to have. Now, there was presentation, social media, blogging and then the one that caught my ear was someone who suggested a negotiation class.
Now, I thought this was great, but then I thought about how many people in that room hadn’t written a contract or taken a listing in the last two months and I asked myself, “Why do they need to learn how to negotiate when they don’t actually have anything to negotiate?”
I suggested that maybe we … (13 comments)

listings: Lose a buyer because of a home inspection… Something that should never happen! - 06/28/10 12:56 AM
Do you have a home for sale? Are you thinking of putting your home on the market in Tigard or Beaverton, Oregon? How would you feel if you put your home on the market, you get a full price offer and the buyer got the home inspection and then send you over a letter saying they are canceling the contract based on that inspection?
This happens every day and yes sometimes it is just buyer’s remorse and the buyers are using it as an excuse, but most of the time the buyer is just worried about they are going to be getting … (17 comments)

listings: Waiting on lightning is a lot like waiting for a buyer to call you when you aren’t advertising! - 05/29/10 02:34 AM
One thing I love about selling homes when I am the listing agent is getting the calls from potential buyers for those homes. You can hear the hope in their voice that you have had the one home they have been looking for this whole time and have yet been able to find.
This shot was one of 100 that looked exactly the same because I was waiting
for lighning for over 2 hours (Never did catch it, but I had my camera ready)
But, sitting there waiting for the phone to ring without advertising the home is a lot like waiting for lightning. The odds of … (14 comments)

listings: Donate blood today in and around Beaverton and Tigard, Oregon - 04/26/10 07:12 AM

I can tell you that instead of planning a vacation which can make you feel good for a few days, why not do something that can make you feel good forever and only takes a couple hours? That is right, donate blood! If you are planning your summer vacation, stop right now, take 3 minutes and plan to give blood and then go back to planning the vacation.

Donating blood is quick, easy and like I said only takes a couple hours. Then if you do that and then take your vacation, imagine how good you will feel knowing … (18 comments)

listings: My dad taught me something the other day… It isn’t the size of the fish that matters, but how you tell the story. - 03/18/10 09:37 AM
Every fisherman knows that the fish we catch get bigger and bigger every time we tell the story of our day out on the river or the lake. But, how does this apply to real estate? I learned a long time ago that the same little fish can look real big if you take the picture right. So, why can’t that apply to a living room, family room or master bedroom?

This is my dad's prize catch of the day
Well, guess what? It can apply to those. That is what wide angle lenses were made for, or a great home stager. Look at … (69 comments)

listings: The Holidays are here, why not give the gift of life: Donate Blood! - 11/23/09 03:05 AM

When is the best time to giveblood? The answer to that is anytime! Anytime you can donate blood, there will always be someone who could use it.
But, as the holidays approach, why not give the best gift of all, the gift of life! My personal story is 20 years ago this year my dad had a liver transplant due to a rare liver problem. Thanks to someones donation of that liver and the blood transfusions needed during that surgery, I am happy to say my dad willbe celebrating a 20th extra Christmas with us this year.

Your one donation could … (11 comments)

listings: Want to impress your new client? Have their home on the 1st page of GOOGLE in less than 24 hours! - 07/29/09 07:48 PM
Sounds easy to get a client’s home on the first page of Google, and you are right, if they look up their address. But, what happens when their friend calls them and says, “I saw the home you listed yesterday on page one of Google and I was searching for “Beaverton Oregon First Time Home Buyer” and you are number one AND number three on Google.” Then the friend asks, “Who is your agent? That is dang impressive!”
Now, that is what I did with the power of Activerain (Outside Blog) and Realbird this week. When you get a call from a seller … (19 comments)

listings: I don’t want any solicitors on the property, please leave - 02/05/09 05:52 AM
It's not the warm welcome I was looking for, but I understand you get lots of people knocking on your door. The good news is, I'm not going to knock on your door. Why would I? You are standing in your flower garden in your front yard.
This usually gets a laugh or two, but at this time of year that doesn't work. Do I remember that house from last spring where I did this song and dance with the owner? You bet I do and do you think they remember me? I'm guessing they do, because I wasn't asking them to … (17 comments)

listings: I won’t lie to you, I’ve never done a short sale before - 01/27/09 01:41 AM
I got a call about one of my listings the other day and this agent had a very interested buyer in one of my homes that happens to be a short sale. But, she said, "I won't lie to you, I've never done a short sale before."
I said that is fine, before I did my first I hadn't either. She had to laugh at that and I gave her a run down of the process and what happens during what can be a long process unless you met the right person within the bank.
She said to me, "Wow, you are so … (15 comments)

listings: Todd, I read a post of yours and I want to know how I can cancel my listing with my agent - 01/17/09 03:20 AM
Wow, great that you are reading my articles, but I am certainly not in business of telling people how to cancel a listing with their agent. So I, of course, I told them that if they had a complaint they should call the state, but I still needed to know what article of mine they read prompted this.
Well, the article she read was, "Should you test your agent? In my humble opinion...YES!" and she did. She had three of her friends help and not one got a call back from her agent. This was over a 3 week period and she … (20 comments)

listings: I turned down another listing today, but I got two more buyers because of it - 12/01/08 02:45 AM
The quote was, "ALL REAL ESTATE AGENT'S ARE GREEDY BASTARDS AND THEY WILL TELL YOU ANYTHING TO GET YOU TO LIST YOUR HOME TODAY, MARK MY WORDS!" Well my past client told their friend, not my agent, he will tell me the truth. He will break it down, the pluses and minuses, and I trust him. Come over and meet him and you will see.
So without my knowledge of this potential buyer being at the listing presentation, I arrive and meet the potential seller and we all sit down and discuss the home and what they should do with it. Should … (53 comments)

listings: Here are today’s specials and would you like a house with that? - 08/12/08 04:23 PM
I love writing about restaurants I enjoy and I enjoy it even more when the next time I walk in to the restaurant, I see my post, links and all, framed on the wall behind the cash register. I love to bring up something about the post and then they say, "Yeah, isn't that a great review?" I respond, "Yeah, I'm glad I wrote it, you guys are great!" That is usually when they ask for a stack of my cards to put on the counter.
But, last night I went to a restaurant that I normally enjoy and was thinking about … (12 comments)

listings: Tigard Oregon Real Estate: Cook Park a short walk away - 08/03/08 03:59 PM
Cook Park in Tigard, Oregon located off Durham Road, near Tigard High School, is a very large park with lots to do and is just a short walk from a few neighborhoods in Tigard.

It has 4 baseball diamonds, soccer fields, basketball courts, and volleyball courts. If you are looking to have a picnic, there are also plenty of BBQ stands and picnic tables. If you prefer to reserve spots they also have covered areas, one of which that can accommodate up to 250 people.
If you want to go for a nice nature hike, this is a great park for that … (3 comments)
