Yes it is true, there are certainly a few positive cash flow properties available just waiting for a new owner. The properties right now could already be rental properties or single family homes and the market has made them perfect for a rental property.

Today I got a strange phone call on one of my short sale listings. This listing is a rental property with along term renter in it and the lease now doesn’t expire again until June 2010. But, the owner is no longer paying the mortgage, they are still collecting rent, but not paying for the house.

Last week I wrote a post called "If you can't sell it, I'm going to rent it (HUH?)" and this week I have to retract that statement...Well, ok, not completely, but in this situation I did.
You see this seller read this article and gave me a call because they wanted to know more about what I was saying. (Thank you Activerain) After meeting with them, I had to tell them that they should keep the property as a rental and enjoy retirement!

As an investor you will get the unwanted guests eventually. It is just a matter of time, but there are ways to curb your chances of getting them.
Have you had an unwanted guest in your rental property? If you are a landlord and you haven't experienced one of these guests, count your lucky stars. But, if you have, you know exactly what I'm talking about.
Who are these unwanted guests? They are the ones that don't pay rent, leave a mess or just plain wreck your property leaving you with huge expenses and loss of rental income.
