selling agent: New home sales are up, but you still have to pay attention to where you build - 11/13/11 07:25 AM

Oregon has seen some recent activity in new home construction that to say the least is encouraging, but in order to make a profit and no go bankrupt like so many builders have in the past 2 years you need to be smart!
Know your numbers is the first thing I can suggest and second is know the area and what is going on in that area. About three years ago a well known builder in the Portland area started a subdivision up in the Clackamas County area of Oregon. Great views, large houses and sales were going great when … (16 comments)

selling agent: Big agencies are closing, little offices are closing, who do I hire to list my home? - 05/25/10 07:02 AM
Big agencies are closing, little offices are closing, who do I hire to list my home? This is a question I get asked all the time and I’ve worked for both big companies and little offices. For me personally as someone who goes out of my way to market my properties, I didn’t need a big company, the fact is it was a hindrance.
But, many who work for big companies will tell you the exact opposite. They have thousands of agents world wide that they can market your home to. I say hogwash to that as well! The simple fact … (19 comments)

selling agent: Did the end of the $8,000 mean the end of the world if you are selling your home? - 05/21/10 03:03 AM
If think the answer is “yes” or your agent told you that it is going to be harder now that the $8,000 tax credit is gone, then you need to think again. It is business as usual if you have a home that is show ready and priced right.
I can tell you that there are just as many buyers out there today as there were last month all looking for homes. They didn’t stop looking because the $8,000 tax credit was over. The fact is many buyers didn’t even start looking until the tax credit was already over.
There will always … (15 comments)

selling agent: Take a loaf… Can seller’s giveaways make a house sell? - 05/19/10 06:11 AM
Yesterday I took a buyer out for the first time, we looked at a total of 4 houses, all in the Tigard, Oregon area, but the one that was talked about the most wasn’t the one that was the best looking or even the best priced, it was the 2nd one we looked at that gave away banana bread.
You see when we walked into this house the first thing we noticed was the smell of warm fresh baked banana bread. (It smelled so good) But, we continued to tour this house and when we came to the kitchen, there was the bread … (21 comments)

selling agent: Selling your home in Beaverton, Oregon? The key to selling your home is location, location, location! - 10/22/09 06:35 AM

I know you have heard it before, everyone says real estate is all about the location. But, when it comes to selling your home, what agent are you using? What is their location? How visible are they? What is their location? (Not physically, but on the internet.)
In today's market, it isn't all about where the home is located, although that does help, its also about where your agent is. Look around, how many agents just have one website? How many of them have a blog? The next questionis how do they use it and often are they using it?
The location of … (10 comments)

selling agent: Do you think all buyers’ agents are stupid? Good luck! - 11/25/08 02:12 AM

If you have never been on a listing appointment for an expired listing, then let me tell you when you finally do, you are in for a real treat. The one thing I can tell you about your appointment is that the seller wants to sell. Its your job to find out why it didn't sell and how to fix it all in less than 15 minutes, or it is too late and they move on to the next agent on their list.
I went on a listing appointment last week on an expired listing and I have to admit I was … (9 comments)
