Forecasts for the next three months (November and December, 2008 and January, 2009) suggest continuing declines in home sales compared to the same months last year ranging from 16-33 percent in Illinois and Chicago; month to month sales declines will be of the same order of magnitude ranging from 12-32 percent but with an (0 comments)

Closed in Feb, but the contract was early January. In the slowest month of the slowest market in at least the last 3 years, Dawn was able to sell one of our listings in ~60 days. IT WAS NOT AN REO or SHORT SALE. It was actually a very nice, newly remodelled home and a good deal for both parties ( I don't think the seller lost money, but didn't make much for the time and money put into it). The days of "Flip this House" in a month are over, but I believe that one can still make money on (0 comments)
Original listed in 2005 for 475,000, spent 276 days on the market, canceled 11/15/05 Relisted 12/27/05 with new Realtor at 525,000, went 151 days and price drop to 469,00 then canceled again 5/26/06 relisted again, with yet another realtor, on the same day 5/26/06 at the same price, canceled again in 115 days 9/18/06, no price drops relisted 12/09/06 with a previos realtor at 525,000, canceled 6/11/07, price dropped to 489,000 relisted yet again, and last time for this (0 comments)
A 5 bedroom and 3.1 bank owned home in McHenry hit the market yesterday. It has 2 master suites and a finished basement. Starting at 239,900, how low will it go...

Both properties did not sell (39 surrey and 211 Huntington) , but were rented out within a couple of weeks (even with the holidays). I guess we will wait until 2010 or later to sell. It will give the market a couple more years to recover and the value of the properties to appreciate.
