homes for sale: Homes on Larger Lots in Allen Texas - 02/05/14 09:51 PM
You would think that everything is bigger in Texas. While that’s true with many things, it’s not true for the lots that new homes are built upon.
Lot sizes have been getting smaller for many years. Why? Land costs have risen dramatically in the area. In order to keep housing prices affordable, developers and builders scaled down lot sizes in an effort to control costs. Larger lots in the city are still available but at premium prices.
Many buyers prefer large lots so they are not on top of their neighbors, have room to put in a pool, build a larger … (0 comments)

homes for sale: Pool Homes in McKinney Texas - 01/14/14 08:19 AM
With spring just around the corner and the 2014 sales season getting started, many people are looking for homes in McKinney Texas with pools.
As McKinney ages a little we find more and more homes have had pools installed. The vast majority of pools are in-ground gunite although you do see vinyl lined pools from time-to-time. Gunite pools are typically covered in a white plaster giving it the smooth finish but “pebble-tech” and similar surfaces are becoming more common. These alternative finishes hold up longer and require less maintenance.
Pools are either chlorinated or salt water. Either works well, but saline … (2 comments)

homes for sale: Homes for Sale in the Dallas Fort Worth Metroplex with Tennis Courts - 12/23/13 12:42 AM
While finding a home with a tennis court is not common in the greater Dallas Fort Worth area, they do exist. A home with a tennis court typically sits on a very large lot as the court measures 78 feet by 36 feet in size but requires 120 feet by 60 feet to give space for over-runs. This drives up the price of the house. While you may find homes with tennis courts in the $300k range, most of them are substantially higher.
According to WikiPedia, “Tennis is played on a variety of surfaces and each surface has its own characteristics … (0 comments)

homes for sale: Pool Homes in Allen Texas - 12/20/13 12:46 AM
While it is the middle of winter in North Texas, spring usually comes early. With the warmer spring temperatures, we find buyers searching for Allen Texas homes for sale with pools.
Homes with pools in Allen Texas are common and are found at a variety of price-points. Most pools are made of gunite but we do see vinyl-lined pools from time-to-time. We prefer gunite pools as they tend to hold up better over time. Older pools tend to use chlorine to sanitize the water but saline is becoming popular. Saline pools require less maintenance and the plaster covering the gunite tends … (1 comments)

homes for sale: Water, Water Everywhere and Not a Boat Dock in Sight! - 12/18/13 12:01 AM
Homes for Sale with Boat Docks in the DFW Metroplex
We recently were talking to a couple relocating to the Dallas Forth Worth Metroplex. They wanted to live on a lake but were surprised to find that many of our local lakes do not allow boat docks or lifts.
Most of our lakes were built and are maintained by the Army Corps of Engineers (COE) and the land surrounding these lakes are also owned by the government. While many homes are lake-front and have access to the water, the COE does not allow docks or lifts to be built. A few … (3 comments)

homes for sale: Homes for Sale in Plano Texas with Wine Cellars - 12/16/13 10:23 PM
We’ve been watching an interesting trend over the past few years—wine has become very popular. While fine wines have always been popular among the well-to-do, recent trends show that it is now popular with all economic groups.
Not surprisingly, an entire industry has evolved to cater to those new wine connoisseurs. Browse any store or online specialty shops and you’ll find all kinds of things for sale. Corkscrews, glasses, decanters, napkins, coolers, racks—the list seems endless.
That trend is now influencing Plano Texas housing--wine cellars. Although we do see the occasional wine cellar under the home, most of them are spaces … (1 comments)

homes for sale: Homes on Larger Lots in Frisco Texas - 12/15/13 11:43 PM
We can’t speak for all areas of the country, but we can tell you that locally lot sizes have decreased over the years. There are a number of reasons for the decrease but the major reason is that land costs have climbed dramatically and smaller lots allow the builders to keep the overall costs down.
Many buyers prefer large lots so they are not on top of their neighbors, have room to put in a pool, build a larger one-story home, or simply room to enjoy the outdoors. While the average new home in Frisco Texas sits on a one-eighth acre … (2 comments)

While the Texas weather in mid August is sizzling, the 100-plus degree afternoons give way to more reasonable temperatures in the early evening. As the temperatures drop, we see the golfers out hitting the links.
The Golf Club at Twin Creeks, in Allen, TX, is an Arnold Palmer designed course that opened for play in 1995. The award-winning, 18-hole championship golf course meanders around two natural free flowing, tree-lined creeks helping to create a peacefully scenic setting.

homes for sale: Pool Homes in Frisco Texas - 08/10/13 12:34 PM

It's that time of year again! Afternoon temperatures are over 100 degrees and everyone is looking for a way to cool off. While there are municipal and community pools, many homes in Frisco, Texas have in-ground pools. Personal pools offer privacy and a much quiet and relaxed atmosphere.
While some home buyers will opt to put in a new pool, we strongly encourage potential buyers to look for a Frisco Texas home where the pool is already installed. Installing a new pool is very costly and those owners never recoup the cost at the sale. It would be far more … (21 comments)

homes for sale: The Four Deadly Sins That Block Offers - 03/05/13 11:19 AM
It’s been a crazy early spring sales season in North Texas so far. Inventories are at near record lows and buyers are pouncing on almost every new listing. Many sellers are enjoying multiple offers in a matter of days. That said, there are listings that just will not sell leaving those sellers looking for answers.
There are four deadly sins that block offers and the good news is that sellers can avoid their wrath and get their home sold!
Cleanliness and Odors
There almost nothing worse than walking into a showing only to find the home is a mess, there … (30 comments)

homes for sale: The Homes for Sale Drought Continues - 03/02/13 11:14 PM
We often talk about the drought and subsequent watering restrictions in North Dallas. While many of nature’s problems are caused by a lack of rainfall and Zebra Mussels, the drought being faced by North Texas homebuyers is caused by a deep lack of homes for sale.
Properly prepared homes that are professionally marketed and priced right are flying off the market in days. We were out working with a first-time home buyer yesterday and we found two homes they liked. One had been on the market for three days and had five offers, the other had been on the market for … (0 comments)

homes for sale: Waterfront Homes in North Texas - 01/16/13 09:06 PM

"You know, we would really like to find a home on water."
We hear these words quite often as people move into the north Dallas area. While there are many homes on water, the prices are considerably higher.
Why? Water is scarce in Texas.
Many of our lakes were built by the Army Corps of Engineers and while these lakes are available for recreational use, the Corps owns much of the land adjacent to the lakes and they do not allow homes on the water. In those places where they do allow access, land prices are quite high driving up … (1 comments)

homes for sale: Horse Friendly Homes in North Texas - 12/30/12 08:22 PM
Mention Dallas to someone not from Texas and they see oil wells and horses. Much of the stereotype comes from watching JR Ewing in the television series, Dallas. Most of the greater Dallas area is like any other suburban area in the country with homes on smaller lots and not an oil well or horse in sight.
The good news for people looking for horse-friendly homes is that there are plenty of homes in the North Dallas area where you can enjoy your horses. While there are a few in Plano, the vast majority of horse-friendly homes are located along the … (8 comments)

homes for sale: Plano Texas Pool Homes - 12/29/12 10:44 PM
While we are in the middle of a cold spell in the greater north Dallas area, spring is not far off.
With arrival of warmer weather comes the start of our sales season. A number of our clients tell us they will be looking for a home with a pool this year.
We typically advise clients looking for pool homes in Plano to find a home with the pool already installed. It's far more cost effective to update an older kitchen for $15k than it is to have a $45k pool and spa built.
