greencountyhomeguidecom: Friday funny "Congratulations on your new home". - 03/04/11 01:43 AM
A client bought a new home and the broker wanted to send flowers for the occasion. They arrived at the home and the owner read the card; it said "Rest in Peace". The owner was angry and called the florist to complain. After he had told the florist of the obvious mistake and how angry he was, the florist said. "Sir, I'm really sorry for the mistake, but rather than getting angry you should imagine this: somewhere there is a funeral taking place today, and they have flowers with a note saying, "Congratulations on your new home".
I heard this before but … (8 comments)

greencountyhomeguidecom: What is series... VA Loans? from Scott Larson - 12/15/09 02:49 AM

What is a VA loan? Who qualifies? Banks and other private mortgage companies make a special type of home loan to veterans of the US Armed Services. A portion of each loan is guaranteed by the Veterans Administration (VA), and protects the lender's investment if the borrower defaults.
The guaranteed amount of a VA loan is called an entitlement. The current maximum entitlement for loans up to $144,000 is $36,000, with the exact figure determined by your loan amount. The maximum entitlement for VA home loans over $144,000 is $60,000. An entitlement is not a cash payment to you or … (0 comments)

greencountyhomeguidecom: Can a Realtor ever say "I Don't Know". - 05/19/09 03:03 AM
Can we say "I don't know?"

Have you ever found you’re self in the position with a client who asks a question that you don’t know? What do you do, what do you say? Do you feel compelled to give an answer even if you not sure? Why don’t we say, “I’m not certain of this but I will get back to you on that”. Is it because we feel we must know everything, the expert on all matters, the competition for business, or is it just pride?
Maybe none of you have ever struggled with this, but I found … (17 comments)

greencountyhomeguidecom: "A great place to live", series starting with. South Wayne, WI - 05/18/09 03:40 AM

Welcome to South Wayne!
Population approx. 500
The Village of South Wayne, located in the southeast corner of the County, was originally named Collins, in the 1880s, after the local railroad superintendent.  Since there was another Collins in the state, the Village's name was changed to South Wayne, in honor of the Revolutionary War hero and minister "Mad" Anthony Wayne, with the "South" added to distinguish it from the community of Wayne in northeast Wisconsin. The Township around the Village was called "Lost Township" because the official government survey was lost on its way from the U.S. Land Office.

Nic Larson, my oldest son makes the "Walk" as the other 2009 graduates call it. We rejoiced today as our Nic graduated from UW Wisconsin Parkside in sports Management with High Honors.
Govorner Jim Doyle gave the commencement address. He stressed that we are in a challenging day with great oppertunities for the best and brightest who commit to service their fellow man.

greencountyhomeguidecom: Peace like a River - 05/14/09 03:39 AM

I was on my way to pick a sold sign at a home in Albany, WI. the other day. After I retrieved the sign I drove across the bridge that spans the Sugar River. This river cuts through the heart of the village. Over the years I have canoed this beautiful river many times. In the summer you can see tubers floating different sections of the water. This is just one of the picturesque villages that make up Green County WI. Come and visit and stay for a lifetime.

greencountyhomeguidecom: Shoud you take every listing? - 05/14/09 03:06 AM

Recently I was asked be a prospective client to list their property. (This is not it) After doing an extensive market analysis I determined what I believed to be the appropriate listing price. The client wanted a much higher price, but I showed them that the property didn't match their desired  price for the current market conditions.
They continued to point out things that had more sentimental value than market value. ( Not the fine plastic chair) I agonized about the decision I was about to make, " I can't spend my time , money, and effort in a listing … (10 comments)

greencountyhomeguidecom: What kind of Tree is this? - 05/05/09 03:20 AM
What kind of tree is this? I was driving to a clients home and I saw this beautiful flowering tree. Awesome curb appeal. Too bad I could not take this tree to my clients home. How are your arbor skills?
I was at a hotel this past weekend and watched a show on HGTV about landscaping your home for selling, it was amazing the transformations. The best part was it didn't cost alot to make that all important first imperssion, This is something we should point out to all our clients.

This is my son Nic, he is senior pitcher for the UW Parksde a division 2 college in Kenosha WI. This past weekend he played in his last 2 games of his collegiate career at Lewis University. I was doubly blessed to be able to watch him pitch and earn the "Saves" in both games.

Not only has my son excelled on the playing field, but will graduate with the top students this May 16th in Sports Management/Communications. But even more then academics and athletics successes, he has grown to become a man of strong values and character, with a … (4 comments)
