scott larson realtor: Home-buying budget - 07/27/10 02:30 AM

Mathematical Errors
It’s always wise to establish a home-buying budget for yourself, before you start applying for loans. You would do this by comparing your monthly expenses to your net monthly income (after taxes). But we all make mistakes. If you overestimate your earnings, or underestimate your expenses, you could have trouble keeping up with your payments. To offset this risk in the short term, you should put some extra money aside.

scott larson realtor: Cash Reserves does your client have them? - 07/23/10 03:42 AM

Cash Reserves
Buyers, when you apply for a mortgage loan, the lender is going to request your bank account information. They will check again just a few days before your closing date. They want to know how much money you have in the bank, and whether or not you can afford your closing costs. They also want to make sure you have enough to cover your first couple of mortgage payments. This is referred to as “cash reserves.” The amount needed will vary based on lender and loan program. Just know that the lender is going to scrutinize your liquid … (1 comments)

scott larson realtor: QUESTION: Should you focus more on your rate or getting a price reduction? - 07/12/10 04:24 AM

ANSWER: Price swings are sign of the times. For potential buyers who are waiting to see if home prices come down a little more, that means the wait could well cost you more money in the long run.

Let's look at an example: A home-buyer wants to buy a home that costs $300,000. But the buyer wants a better deal on the home, so he/she delays a transaction until the home is reduced by $10,000. If, in the meantime however, rates were to rise .75% to 6.00% and the buyer financed 90% of the purchase price, the amount of … (0 comments)

scott larson realtor: Are You Communicating with your Realtor? - 06/17/10 05:13 AM

Communicate with your Realtor If you have hired an agent hopefully you hired one that you can communicate with effectively. A good Realtor listens to their client and their needs. However, it is also our job to manage your expectations. Alot of sellers think their homes are worth more than they really are and buyers generally always want more than they can afford. Not always but often.
Some calls from prospective buyers looking for that dream property encounter the problem  that they want to spend much less than what is necessary to get that property. This is where good … (3 comments)

scott larson realtor: Have you ever walked into a home and said "WOW" pet smell? Try this. - 06/15/10 05:13 AM

Strong pet odor can ruin a showing, so what can you do to avoid this problem?
First the bad news: Not all urine stains are removable. The types of damage caused vary according to the urine content. This is determined by the pet's diet, age, sex, and any medications being taken. If it is removable, the following steps may get it out.
1. Blot up the urine as soon as you discover it. Use plain white paper towels to avoid dye transfer.
2. Mix 1/4 teaspoon liquid dishwashing detergent (non-bleach and non-lanolin) in a cup of warm water. Apply this … (4 comments)

scott larson realtor: The sale of our home with Scott Larson was an amazing experience. - 06/08/10 07:29 AM

Becky Robertson May 19 at 12:39pm
The sale of our home with Scott Larson was an amazing experience. Before we had even met he had pages of comparative market research done on our home which allowed us to compare our home with others for sale in the area. That was helpful to us as we decided on an asking price for the home. During the first meeting he was also extremely helpful in explaining to us all the details of selling a home. We had sold a home before and yet, after our first meeting with Scott, … (0 comments)

scott larson realtor: Sellers Tip (Upgrade your Appliances) - 06/03/10 08:54 AM

Appliance Upgrades
Although upgrading appliances requires a somewhat larger initial investment, it can have a big impact on your home's appearance and final sale price. New appliances that match each other, as well as the home's overall style, give a high-end impression that is appealing to buyers. You may also want to consider updating your counter tops to give the entire kitchen a renovated feel.

12  Things a Burglar Won't Tell You

Number 8 just happened to one of my clients, have you warned yours? 1. Of course I look familiar. I was here just last week cleaning your carpets, painting your shutters, or delivering your new refrigerator. 2. Hey, thanks for letting me use the bathroom when I was working in your yard last week. While I was in there, I unlatched the back window to make my return a little easier. 3. Love those flowers. That tells me you have taste … and taste means there are nice things inside. Those yard … (4 comments)

scott larson realtor: Fixer-uppers an Affordable Option to Home Ownership - 05/31/10 06:47 AM

For first time home buyers let me suggest that you should examine the fixer-upper option -- among others -- to get the affordability you seek.
In the past, first-time home buyers were willing to purchase older, more basic houses in an effort to save money and break into homeownership and this continues to be an excellent option
It is important for first-time homebuyers to remember that by considering a fixer-upper for their first home purchase, they can build equity over time and later move up and later buy their second home that reflects their dream home expectations
Buyers looking for … (1 comments)
