king county: How do you want to see south King County transit in the future? - 11/08/12 01:20 AM
We've got one of the best bus systems in the United States, but we're still working on overall high capacity transit strategies in the Puget Sound region.  While some areas of King County and Snohomish County have benefited from rail service there are requests by Sound Transit for input from more of the I-5 corridor for new high capacity options.  If you'd like to weigh in your opinion and are in the Federal Way and Des Moines areas, here is your chance by either attending an upcoming meeting and/or filling out the accompanying survey:
Sound Transit is kicking off the … (0 comments)

king county: Foreclosure rates overall are down31% over last year.... sort of... - 11/01/12 10:26 AM
While we're hearing some good news about other parts of the country starting to ease out of the recession because foreclosure rates are down 31% over last year, what isn't noted in this report is that WA State is still seeing a slight increase in foreclosures with roughly 80,000 homes at risk.  I just sat through a presentation yesterday by a premier speaker on the subject as he gave an economic forecast. It was interesting to get his perspective and to see much of what I talk about in my posts showing up in his analysis too.
Washington was behind the … (2 comments)

king county: How to get your King County property taxes appealed... - 01/26/12 07:24 AM
With home values having declined upwards of an average 35% in King County between 2007 and 2012, many people are wondering how they can have their tax burden reviewed and potentially reduced. In King County you can go to their website at this link to learn about how to make an application for an assessed value appeal.
I've had several clients in the past few years who are looking closely at this process because of the prices they're paying for distressed homes, which typically are at much lower prices than traditional home sale values. When you've got a first-time buyer … (0 comments)

king county: Selling or buying a home in King County that is on a septic system? Here's a link you need to know about... so your deal doesn't end up in the toilet instead. - 10/24/11 11:40 AM
For anyone selling or buying a home in King County that sits on a septic system (aka onsite sewage system), you'll need to become familiar with the Health Department's requirements for inspection and pumping at the time of the sale.  For all the details you'll want to go to this site:
What is covered here are things like the documents that are required as part of your sale, both contractual forms when working with a local real estate broker, and forms needed to record with the County by the Seller.
Also, there is a very useful link to a list … (0 comments)

king county: Is your daily latte habit keeping you from owning a home? - 10/04/11 12:22 PM
Many times in the 8.5 years since I've been a real estate agent I've been asked by people how it is possible to save up enough money for a down payment and the closing costs of a house or condo? Given that there are homes in the outlying areas of Seattle and Bellevue where price points have dropped under $100,000 for homes and condos, it's worth considering buying over continuing to rent especially if what you're paying in rent is more than your payment and HOA dues (if any) would cost you.
Here is an estimated example (I'm not a loan officer so am … (24 comments)

king county: The Seattle market is tilting but it's really only like a seesaw.... - 07/12/11 06:52 AM
I read daily reports on the real estate sector and some of the online news says the market is stabilizing and others say it's in a continued decline.  In the Greater Seattle area, depending on who your clients are and where they're looking to buy or sell, it can get mighty confusing.
Here's the thing... the adage that real estate is local has never been more true. And, in fact, it's hyper-local. What is happening in the Greenlake area of town is nothing like what is happening in Lakeridge, or Crown Hill, Capitol Hill, or University District, or Belltown.  Same thing … (2 comments)

king county: Is Seattle metro area really a declining market? - 05/12/11 09:30 AM
So, I've been working with buyers lately in a wide swath of price points.  And I mean wide... One of the buyer's price points ($40k) looks like the rounding error on another's (up to $1.4 Million).  Along with this, my team's listing activity is picking up and we're talking to even more people about their need for traditional and short sales, so we're seeing homes in all price ranges from $135k to $1.2M.
What was interesting is that as we look at each individual market area in our tri-county area, there are pockets where it seems that market forces are stabilizing a … (0 comments)

king county: Washington State has roughly 21-30 months of shadow inventory coming from bank owned properties. - 04/21/11 09:46 AM
For those of you who thought we were close to being out of the woods when it comes to distressed properties, I have bad news for you.  In today's Advanced CDPE call (a designation I highly recommend) a map of the US was shown that listed out shadow inventory level expectations for each state. Mine (WA) was smack in the middle of the pack.
Granted, with real estate being hyper-local it could mean that those inventories will be outside of my area, but I doubt it since I work in the King, Snohomish and Pierce County areas with my team of … (1 comments)

king county: More tips for 1st time homebuyer tax credit as we're in the last stretch for late November closings! Be in close contact with your lender. - 10/20/09 08:01 AM
A couple of days ago, I wrote an article that highlighted issues in King County, WA regarding closings in November 2009 that could impact a buyer's ability to get the $8,000 tax credit for 1st time buyers.  More news is coming out that impacts this as well and buyers should be prepared that lenders are wary of the volume that will hit at the end of this month as well and they're putting up barriers for any legal action that may come from a rush of paperwork and deadlines culminating at the end of the month during one of our Nation's … (1 comments)

king county: King County Recorder's Office puts a snag in 1st-time home buyer contracts for November closings. Watch your contracts closely! - 10/16/09 07:37 AM
Many people know that local governments and municipalities have been cash strapped and have implemented budget cuts in various departments as of late, but not everyone who is in the process of home shopping realizes that this could impact them directly.  In King County, there were forced furlough days implemented throughout the 2009 calendar year so all cities lying within this county area will be affected.  See the note below that I received from a local title & escrow firm to know which dates in November and December are affected.  The 28th and 29th of November are on a weekend, when NO closings … (1 comments)
