The latest numbers on vacancy rates for the Puget Sound region are in via Dupre + Scott and in many places, particularly in Seattle, we're at sub-4%. This is a great time to be a landlord and if you are able to do it, boost up your profitability by increasing rents when you have a lease renewal or turnover in a unit.

We’ve got several new listings for Team Reba coming on market soon and will be busy in places like Shorewood (southwest Seattle/Burien), Bellevue, Kent, Renton and Lynnwood.
We’ve had a shortage of sellers compared to buyers since April 2011, so it’s nice to see that we will be helping out the buyers who are desperately trying to find decent inventory while doing a great job for our seller clients in positioning them for these market conditions. I'm going to guess the people who are in financial distress are not going to be thrilled about this change of events.  Apparently a new feature coming out on Zillow is going to show pre-foreclosure and foreclosed homes.  I can understand showing inventory that may be potentially up for sale soon and seeing a big picture view can be useful if you know how to analyze the data. But, here are some major concerns about what will come out of this new feature.
1. Families already dealing with stress of bad financial situations may be targeted by scammers.

Today's DS NEWS reports lets us in on a little secret we didn't know about till now.  Olympia is listed as number 3 in the top 10 of metro areas in which to buy foreclosures.  I haven't seen Olympia on any other lists prior to now so I am wondering a bit why it is suddenly showing up now. This past weekend, me and my team were conducting our latest home buying class and this time we brought in some special speakers - a home inspector, a moving specialist, and a title rep.  We learned a whole lot that morning along with our clients.  I'd already been aware that a few years ago the state made it mandatory for home inspectors to get licensed, BUT what really caught our attention on Saturday morning was some of the things we DIDN'T know that changed at that same time.

real estate: Do you know if your privates (transfer fees) are being reviewed and approved? - 03/29/12 03:04 AM
This article is about a recent change that affects what are called "private transfer fees" on real estate sales. In some instances, developers were attaching long term repayment fees into their sites which could allow for up to 1% paybacks to developers and bond holders for up to 99 years.  GSE programs like Fannie Mae, Freddie Mac and government backed FHA were going to refuse financing on anything with private transfer fees - including HOA fees which would have hamstrung them from building up reserves in ways other than dues or assessments.

real estate: Update on cash buyer activity in Seattle/Bellevue area... - 01/31/12 03:12 AM
Updated on how much cash we're seeing.... had a client lose out on a bid for a nearly $1,000,000 home to an all cash buyer this past weekend. Wow! Those people with cash who've been sitting on the sidelines in the Seattle and Bellevue market place seem to believe we're starting to pull out of continued price reductions. These kinds of deals are popping up in the most popular areas of our region including north Seattle neighborhoods, Bellevue, Kirkland, Sammamish, Issaquah, and Redmond.
