First deadline for Seattle Rental Registration and Inspections ordinance passes
September 30th was the first Seattle Rental Registration and Inspections ordinance due date for properties with 10 or more units and properties with a history of code compliance violations.
Seattle’s DPD has just released its first data set for registration compliance, and say that over 2,100 registrations of an estimated 2400 target properties in the 10+ unit demographic were received by the deadline.

This Saturday we'll be hosting and providing the volunteer speakers for a Washington State Housing Finance Commission home buyer's class at the Youngstown Cultural Arts Center in West Seattle. The class runs from 10am to 3pm, for the required 5 hour course which will provide a WSHFC certificate good for 2 years for qualifying buyers. The certificate is necessary for certain WSHFC programs.

Preliminary data is out for unemployment rates across the USA and it’s more good news for WA. As of Dec 2012 the number for WA is down to 7.6% BUT what is even cooler is that the number specifically for the Seattle/Bellevue/Everett area is down to 6.5%! Want to read the entire report? In this article from DS News they report that NAHB has its list of improving markets and there is a big bump up of cities that are now improving. Me and my team at Team Reba have been watching this trend occurring in Seattle's metro market since April 2011 and saw when the turnaround began. Yes, I know, it's a strange title but it's to make a point.  There are many sellers out there who don't recognize, or perhaps just realize, that it's always better to be more realistic in the marketing remarks of your home than to over-sell.

We always like hearing good news about employment because it's a driving force behind real estate values.  Richard Conlin, on the Seattle City Council, sends out a monthly newsletter that gives a lot of information about the happenings in the Seattle employment and neighborhood development divisions of the city.  In this past newsletter he provided positive news on employment gains within Seattle and the surrounding areas. While it's a bit higher in concentration within Seattle, at least overall it is positive for our entire region and, as we all know in real estate, strong employment helps to bolster home values.

Updated on how much cash we're seeing.... had a client lose out on a bid for a nearly $1,000,000 home to an all cash buyer this past weekend. Wow! Those people with cash who've been sitting on the sidelines in the Seattle and Bellevue market place seem to believe we're starting to pull out of continued price reductions. These kinds of deals are popping up in the most popular areas of our region including north Seattle neighborhoods, Bellevue, Kirkland, Sammamish, Issaquah, and Redmond.

Many times in the 8.5 years since I've been a real estate agent I've been asked by people how it is possible to save up enough money for a down payment and the closing costs of a house or condo? Given that there are homes in the outlying areas of Seattle and Bellevue where price points have dropped under $100,000 for homes and condos, it's worth considering buying over continuing to rent especially if what you're paying in rent is more than your payment and HOA dues (if any) would cost you.
