At Team Reba we regularly talk to our clients about compensation of the various contacts involved in their real estate purchase. Since most people can't afford to pay cash for a property here in the Puget Sound region, they usually need to get a mortgage or loan of some type. Coming up soon, April 1, 2011, there will be new rules around compensation for mortgage originators. It's something we've known here at Team Reba for quite some time as we've watched the real estate market turn from it's highs in 2006 and 2007 to the new reality of unemployment (and under-employment) and its affect on housing, but RealtyTrac has put out an article looking at the national view, there is a good US map showing rates of distressed properties. You can drill down within the map to look at local market areas/cities too which is a very useful tool. team reba: Golf Savings expands their 3% credit at closing for approved builder projects through end of September 2009!

I'm working on a couple of newer contracts for some clients who are buying new construction within the City of Seattle limits. Each of these properties/clients is reaping the benefit of a credit program that Golf Savings has been extending to several builder projects where their parent company, Sterling Savings Bank, was the originator of the construction loans. The other day we met with a new client who's just about ready to go on market with their condo unit on Petrovitsky just past 140th. They're finishing up some final work around the unit so we anticipate it will be on by end of the month or Labor Day weekend. A new relationship we've built with a lender, Phil Ross of Prospect Mortgage, will have Team Reba hosting open houses for REO sales. These are bank owned homes, meaning that a foreclosure has been completed and the bank is selling the "real estate owned" asset on their balance sheet. Homes are all over the Puget Sound, but we're going to be picking out some we think may be particular values for buyers today.
