san francisco foreclosures: California is Number 4!!!!--and this is NOT a Good Thing--and SF REO Update - 01/03/09 09:51 AM
I was reading an article by RealtyTrac (or using their data--not a plug as I am NOT a fan--just giving credit where it might be due) and it talked about the "Top Ten Foreclosure States (as of October)".
Number 1 on the list was Nevada with 1 in 74 homes. Guess too many people gambled on Vegas instead of in Vegas? J
Arizona was close behind with half the number or 1 in 149 homes; then Florida close with 1 in 157.
And...drum roll please...California was number 4 with 1 in 231 homes in foreclosure.
And where does my hometown of … (0 comments)

san francisco foreclosures: Answers to San Francisco REO & Short Sale Quiz (and some Thoughts about OCEANVIEW) - 12/26/08 07:17 PM
Keeping in mind that this quiz was from a few weeks ago--but also doubtful that much has changed--here are the first few answers to the True and False questions in the San Francisco short sale and REO quiz that I posted recently. Also bearing in mind that this was aimed at Realtors, let me share with you the link to our San Francisco Association of Realtors real estate district map so that you will know what the "district numbers" refer to: http://www.sfarmls.com/docs/areamaps.htm
Let me repeat the first few questions, ponder a moment--and then I will give you the answers--along with some commentary/explanation. Some … (0 comments)

Try taking this quiz yourself to see how knowledgeable you are...answers someday!

san francisco foreclosures: San francisco REO/FORECLOSURE Stats UPDATE - 12/05/08 04:57 PM
Here are the REO stats that I worked on today...
A few more SFR REOs than before and the number of SFR listings is down so the percentage is up. Since Halloween, this number has gone up both times I checked, starting at 5% and now 6.4%.

As I continue to track this, I will keep you posted. What is most interesting is there is hardly any change in the relative numbers. Last time there were 69 total REOs (condos. SFR's 2-4 units); today there are 67.

san francisco foreclosures: Still "Melting", Why and Where?: More Questions than Answers (and a little Ranting!) - 11/01/08 05:43 AM
I was reading a Chronicle article recently that-despite being a year old-is still largely relevant. It spoke of neighborhoods facing foreclosure and zip codes with high rates of foreclosure in the Bay Area.
I am curious about some of the comments made in the article and, of course, want to add my own comments and raise a few questions...
According to Robert Kleinhenz, economist with the California Association of Realtors, the greatest impact was on those places with entry-level home prices. In the Bay Area, this applies to many places:  Oakland, the Bayview in San Francisco, Vallejo, Brentwood and Antioch to … (0 comments)

san francisco foreclosures: 10,000,000 vs. 36 or 5% of SF Single-Family Homes (Listed) are FORECLOSURES - 10/31/08 03:04 PM
I was a little shocked today to see Inman News touting that close to 10 MILLION HOMES were "upside down" (meaning people owe more than their home is worth). The state with the highest percentage of upside-down mortgages is Nevada with 48%; followed by Michigan, Florida and Arizona. California is in 5th place with 27% of our mortgages being upside down.

Of course, I naively assumed that this didn't affect the "island" of San Francisco. Interestingly enough, I was wrong. Yes, we don't have bazillions of foreclosures like Oakland, Richmond, Stockton and Sacramento but the number is steadily increasing.
