Well, it is that time of year again and the latest numbers show that Holiday Lake Estates is finally seeing an increase in activity! In fact, the market has improved enough that I can start reporting these numbers quarterly, instead of every other quarter.
Prices have stabilized a bit, but are clearly off from our peak of about $1,100,000 when the market was at its highest. We have managed to sell some properties that had been on the market for a very extended period. Here are all the numbers for the first half of 2009.

california: Almaden Valley, CA - January 2009 - Real Estate Market Analysis - 02/18/09 03:28 AM
Almaden Valley has seen a continuing increase in its inventory. While Almaden seemed almost immune to the down market in many ways, the latest numbers are showing that even this desireable area is being hit by current market conditions. We had a big increase in the number of sellers putting their homes on the market in January. Worse, sales were the worst on record for ANY January, going all the way back to 1999.

california: Morgan Hill - January 2009 - Real Estate Market Analysis - 02/18/09 03:20 AM
A mixed bag of results for Morgan Hill in January of 2009. For the first time in a long while, we have finally seen the total inventory of homes drop in Morgan Hill. That is great news for a market that has been saturated with homes for a couple of years now.
Homes listed in January 2009 was also down from January  of 2008. Believe it or not, sales are up a whopping 125% from the same time last year!

Morgan Hill is still feeling the pinch of the down market. However, there are signs that we are just about at the bottom of the dowturn.
Average price is down, but not as dramatically as some previous months. Inventory is up, but this is to be expected as we work foreclosures and short sales out of the system. Other numbers, like total sales and homes added to the market are actually looking up.

Not a great month for Los Gatos. We are starting to see a few cracks in the market with declines in average price, increases in inventory and decreases in sales. However, time on market is still reasonable. 
This may just be the best time to consider buying in Los Gatos while prices are weaker in a market where home prices have historically always grown.

california: Saratoga - June 2008 - Real Estate Market Analysis - 07/16/08 12:25 PM
Saratoga is seeing more of the effects of the down market. Inventory is up, sales are down.
Also, the average price is down. However, this appears to be more the result of a change in buyers changing their focus to lower priced homes in Saratoga. 
The good news is that homes in Saratoga are selling quickly. Over 75% of the homes that sold in June 2008 sold in under 30 days. Read on for all the details.

The Los Gatos home market continue to charge right through this overall market downturn. 
The only indicators that the market is down at all are reflected in higher inventory and slightly slower sales. However, average price continues to be up from the same time last year.

Saratoga is another one of those communities that has shown itself to be very resilient in the face of the current down market.
However, the data for May 2008 does show that the housing market in Saratoga has been effected in some ways. It remains a sellers market, but we are seeing some trends that tend to indicate the market in Saratoga is in transition.

The Los Gatos market has always been strong. However, we do see that even this highly desirable city is not immune to a down market. But even this news is mixed. While we do see some down numbers, we also see some of the more important numbers - like average home price in Los Gatos and average days on market performing well.

california: California Cities have some of the highest foreclosure rates - 11/20/07 03:53 AM
For many, foreclosure has become an unpleasant reality. In my home state of California, some cities are at the top of the list for foreclosures.
As reported by the California Association of Reators, some of the hardest hit cities include, Riverside, Stockton, Sacramento, Bakersfield and Oakland. In fact, Stockton leads the 100 largest metro areas for foreclosures. They currently have 1 foreclosure for every 31 households.

No huge surprises in January 2007 for Santa Clara County. If your really looking for a surprise, the only one you may find is that despite what all the pundits have been predicting, there has been no crash or "bursting" of the real estate market. Average home prices are up, but so are the number of homes for sale and the amount of time it takes to sell them.

california: California to eliminate conditional real estate salesperson license. - 10/09/06 10:18 PM
It may not be common knowledge, but historically, all you needed to do in order to take the real estate salespersons exam was complete 1 class. If you then passed the exam, you would be issued a "conditional" license by the state which allowed you to practice real estate so long as you completed two additional classes within 18 months of getting your license. (You can reveiw the new law here ). It is also a reality that most real estate agents (something over 80%), leave the business within 18 months.
