Holiday lake estates has really been hit by the market. It got to the point where reporting market activity on a monthly basis did not make sense.Nothing was selling! There have been plenty of attempts to get homes sold, but many have ended in homes languishing on the market or being withdrawn from the market or expiring.
Now the same can be said for the first two quarters of 2008! In the last 6 months, 1 (one) home has sold in Holiday Lake Estates!

The real estate market in Cupertino, California continues to buck the trends of the county in general.
Average home prices continue to increase. The average days on market continue to be low. The total inventory stays at a healthy ratio to the number of homes being sold (just under 3 homes on the market for every home that sells).

Santa Clara County real estate has started to show signs of the downturning market. Over the last few months, we have seen the average sales price of a home in Santa Clara County drop after years of continuing to increase despite huge inventories and low sales.

The real estate market in Morgan Hill continues as we have seen in the past. There are some subtle changes that might indicate we are heading into a transition period, but nothing concrete. I would love to be able to tell everyone that thre are some clear cut signs of improvement, but that is just not the case. Some things are moving in a "worse" direction and other things appear to be stabilizing.

Just because the market is down in general does not mean it is down by the same amount everywhere. In fact, many areas are not down at all, but enjoying continued average home increases. If your a seller, that means your a buyer too... unless you plan to become a renter. Do you know how the market has performed in the areas you are thinking of moving too? Many agents think that that photos on cards are cheesy. I tend to agree. Even some marketing studies show that having your photo on your card can sometimes work against you.
However, I would say that there is a good reason to keep a photo on your card, if for no other reason than for the safety and peace of mind of ourclients.
