It was not an unfamiliar sight. The enormous table, the company pens, duplicate papers neatly arranged and, of course, the obligatory mints in a glass jar. The leather chairs reminded me how long it had been since my last experience. Too long, I thought.

If you don't know what all those letters mean, don't feel bad. Many of us Realtors don't know either. Most are designations given following completion of a short course offered by (sold by) real estate schools. As Realtors, we must continue our education to maintain our licences. This is done by taking certain courses approved by the Texas Real Estate Commission, either online or in the classroom. Typically these courses consist of topics such as legal & ethics, contracts, finance and other matters important to the financial well being of the client. Many buyers think they need huge amounts of cash for a downpayment, thinking that will save thousands in interest and lower your monthly payment in addition, you won't need to buy mortgage insurance if you pay 20% down. Fact is, most people do not pay near that much. Federal Housing Administration loans, with down payments as low as 3.5%, have become very common.

We all probably know somebody who knows somebody that has gone through a foreclosure on their home. Their problem may also become yours. Lets say, for example you have been paying on your house for a number of years and would now like to have the mortgage insurance removed from your note. So you have a showing. Per your Realtor's instructions, you have painted and decluttered . The house is spotless, the lawn looks great and the apple pie is in the oven (kidding). Thats great, however, first impressions are important, and we must consider what the buyer will see first, especially if it is a hulking great mass of metal!
