The Manhattan apartment market rebounded in the first quarter, as both prices and the number of sales rose for resale apartments compared to a year ago. The average resale price rose 5% to $1,561,911—its highest level since the second quarter of 2015. A new record was set for the resale median price, which at $955,000 was 3% higher than 2016’s first quarter. There were 1,795 resale closings reported in the first quarter, which was 5% more than a year ago. Including new developments, the average price for all apartments reached a new record of $2,174,105. New development closings, with many contracts signed over a year ago, pushed the overall average Manhattan apartment price to a new record in the fourth quarter. At $2,110,556, the average price was 9% higher than a year ago and just above the previous record set in the first quarter of 2016. The number of sales was 13% lower than a year ago, with 39% fewer new development closings and 4% fewer resales. New developments, which comprised nine of the top 10 sales in the fourth quarter, sold for an average of $4,709,602. This was a new record, and was 51% higher than (0 comments)
Both the average and median apartment price reached record levels in the fourth quarter. At $1,944,744, the average price for all apartments was 10% higher than a year ago and 5% more than the prior record set in 2015’s first quarter. The median price crossed the $1 million mark for the first time, climbing 18% over the past year to $1,150,000. The total number of closings was 12% higher than the fourth quarter of 2014, fueled by a sharp rise in new development closings. Two key events led to these record prices. manhattan: Whole Foods Coming to East 57th Street, Manhattan

After a major budget cut, and a reduction in size of a Whole Foods Market slated for East 57th Street, the city and the World-Wide Group cut the ribbon on a $500 million, 900,000-square-foot mixed-use development as reported by The Real Deal. The project which was initiated in 2008, fell apart when the economy turned bad.Then World-Wide and the New York City Educational Construction Fund regrouped, slashing the budget by $100 million, reducing the size of Whole Foods space and cut the amount of excavation required by 30 feet through the redesign of the entire retail space and the space for (2 comments)

Third Quarter 2009 Manhattan Market Report is in While the residential market is not back to where it was before the collapse of Lehman Brothers, things have improved over the past several months. With a slow start, the spring buyimg market picked up. National housing indicators are turning around and job losses are slowing. Many feel that the worst is now behind us. The average price for Manhattan apartments was $1,274,563 during the third quarter of 2009, up slightly from the prior quarter. It's THE market for Manhattan home buyers. So it's important to understand your buying power. Your buying power means you can negotiate a good deal. It is also important to understand that while this is a buyer's market, there are no fire sales - meaning you won't get a $1M property for $500,000. Be realistic. Manhattan sellers are not in the position of those in Florida, California or Nevada. Since 1976 the tradition of Macy's fireworks took place on the East River in Manhattan. This year to commemorate the 400th anniversary of the exploration of the Hudson River by Henry Hudson, the 2009 Macy's July 4th Fireworks extravaganza took place on the Hudson River, This year's fireworks featured more than 40,000 shells exploding at a rate of more than 1,500 per minute. The fireworks were synchronized to a score of patriotic standards, classic river-themed works, and original music.
