The Manhattan apartment market rebounded in the first quarter, as both prices and the number of sales rose for resale apartments compared to a year ago. The average resale price rose 5% to $1,561,911—its highest level since the second quarter of 2015. A new record was set for the resale median price, which at $955,000 was 3% higher than 2016’s first quarter. There were 1,795 resale closings reported in the first quarter, which was 5% more than a year ago. Including new developments, the average price for all apartments reached a new record of $2,174,105. New development closings, with many contracts signed over a year ago, pushed the overall average Manhattan apartment price to a new record in the fourth quarter. At $2,110,556, the average price was 9% higher than a year ago and just above the previous record set in the first quarter of 2016. The number of sales was 13% lower than a year ago, with 39% fewer new development closings and 4% fewer resales. In the third quarter, the median price of a Manhattan apartment reached a record high of $995,000, an 11% gain from the prior year. Fewer high-end resale closings brought the average apartment price down from the second quarter, but at $1,722,955 was still 5% higher than the third quarter of 2014. While high-end resale closings were down, overall there were 9% more apartments sold than in 2014’s third quarter. A jump in new development closings helped fuel this increase. Since 1976 the tradition of Macy's fireworks took place on the East River in Manhattan. This year to commemorate the 400th anniversary of the exploration of the Hudson River by Henry Hudson, the 2009 Macy's July 4th Fireworks extravaganza took place on the Hudson River, This year's fireworks featured more than 40,000 shells exploding at a rate of more than 1,500 per minute. The fireworks were synchronized to a score of patriotic standards, classic river-themed works, and original music. Second-quarter sales prices fell nearly 20% in a year, while sales volumes drop like stones. The number of months on the market now doubles the decade's average. The Manhattan residential real estate market showed little sign of recovery during the second quarter. Some of the reports attributed the second-quarter price drop-off to sales back in early 2008 of high-priced units at The Plaza and 15 Central Park West. While real estate could be better across the country,the average price for Manhattan apartments only fell 2% from the 3rd Quarter of 2008. Apartments sold during the 4th quarter spent 16 days longer on the market than a year ago, a 19% increase. Sellers received a bit under 95% of their asking price down from almost 98% in the 4th quarter of 2007. I offer you the market report for 4th Quarter, 2008.

Friday (November 7th) was the opening of the Radio City Christmas Spectacular at Radio City Music Hall. It's a feast for the eyes and ears of every child and even adults during the holidays. As a real estate agent in Manhattan, people often tell me they are sorry that things are so bad in real estate. While I agree with that sentiment for many of my fellow brokers in hard hit areas across the country, the first quarter of 2008 in Manhattan did not show an ailing market at all. To the contrary, Manhattan real estate actually dramatically increased in value during that time. The luxury market played a large role in increasing the value of the real estate market.
