The Manhattan apartment market rebounded in the first quarter, as both prices and the number of sales rose for resale apartments compared to a year ago. The average resale price rose 5% to $1,561,911—its highest level since the second quarter of 2015. A new record was set for the resale median price, which at $955,000 was 3% higher than 2016’s first quarter. There were 1,795 resale closings reported in the first quarter, which was 5% more than a year ago. Including new developments, the average price for all apartments reached a new record of $2,174,105. Luxury new development closings kept the average Manhattan apartment price over $2 million for the second straight quarter. At $2,077,680, the average price was 16% higher than a year ago and just below the record set in the first quarter of 2016. The median price of $1,110,000 was down slightly from the first quarter, but still a 13% improvement from a year ago. The stock market turmoil at the start of the year played a major role in the 22% decline in resales from 2015’s second quarter. The average and median apartment prices reached record levels in the first quarter, with a large number of luxury new development closings. With the help of 432 Park, a record number of new development closings topped the $10 million mark. New developments were also responsible for the 10% increase in the total number of sales from a year ago, as new development closings jumped 70%. Looking at just the resale market, the average apartment price fell 1% from 2015’s first quarter to $1,542,348. A decline in luxury resales was primarily responsible, as the median resale price hit a new record of $965,000. (1 comments)
Both the average and median apartment price reached record levels in the fourth quarter. At $1,944,744, the average price for all apartments was 10% higher than a year ago and 5% more than the prior record set in 2015’s first quarter. In the third quarter, the median price of a Manhattan apartment reached a record high of $995,000, an 11% gain from the prior year. Fewer high-end resale closings brought the average apartment price down from the second quarter, but at $1,722,955 was still 5% higher than the third quarter of 2014. While high-end resale closings were down, overall there were 9% more apartments sold than in 2014’s third quarter. A jump in new development closings helped fuel this increase. Manhattan apartment prices averaged $1,809,146 in the second quarter, down slightly from the first quarter’s record level, but 8% more than a year ago. The median price also fell slightly from the prior quarter, but was 6% higher than the second quarter of 2014. Cooperative Average Sale Price The average cooperative sales price rose 11% over the past year to $1,360,013. All sizes of co-ops posted an increase in their average price compared to 2014’s second quarter. A decline in high-end new development closings brought the average apartment price down from last quarter’s record level in Manhattan. At $1,735,628, this figure was 2% higher than a year ago and the second highest average price on record. The median price of $970,000 was a 7% improvement from the first quarter of 2014. The price increases over the past few years, combined with low inventory led to 8% fewer closings than a year ago. The average price for all Manhattan apartments was $1,675,021 in the third quarter, 18% more than a year ago. While this is slightly below the record level of 2014’s first quarter, it is the second highest average price ever. Much this increase over the past year has been due to luxury activity, as the median price rose only 3% during this time to $898,500. Lower inventory combined with rising prices led to fewer sales than a year ago, with reported transfers down 15%.

Halstead Property has just issued its 2Q14 Residential Manhattan Market Report showing that Manhattan apartment prices averaged $1.7 million in the second quarter, virtually unchanged from the first quarter’s record level, and 19% higher than a year ago. Prices were kept elevated by a booming new development market, which posted a record average price of just under $3.5 million, combined with a record co-op sale and low inventory.
