The rumors are true, the number of new listings introduced to the Orange County real estate market have been increasing month-over-month. If this trend continues it is likely to harness home prices, and in the event of continued interest rate hikes, the effect may even cause OC home values to decline.

The graph and chart below were generated from statistics directly from the SOCAL MLS for all single family homes in Orange County.
The bar graph represents the number of new home listings entering the market every month for the past 12 months. As can be seen, since December 2012 the number of homes listed for sale month-over-month has increased for the last 5 months. If the trend continues, it may be a matter of time before the supply meets the demand and this "hot" Orange County seller's market cools down! Find out if selling now is the best option or not.

1. Builders are there to make a profit by selling one of their homes. They don't want you buying a house other than one in their community. So if their only concern is for you to purchase in one of their specific communities, how can they have your best interests in mind?
As REALTORS, we are required to represent the best interests of our clients. Whether our clients buy new or resale homes, we will always provide objective information, because we want what is best for the client.

Common comments I hear from sellers in the Orange County real estate market are:
"I want to wait for prices to go up more before selling" or "I want to wait until the 'hot' season to sell".
 
First of all, prices are never guaranteed to go up more (even in the Orange County real estate market), and no one has a crystal ball to make that promise. If you decide on this strategy you fall into the speculator category.
 
Secondly, most are waiting to list during the "hot" season. All that means is more competition and lower prices.
