anaheim hills real estate: Orange County Real Estate Listing Inventory Increasing - 08/02/13 02:46 AM
The rumors are true, the number of new listings introduced to the Orange County real estate market have been increasing month-over-month. If this trend continues it is likely to harness home prices, and in the event of continued interest rate hikes, the effect may even cause OC home values to decline.

anaheim hills real estate: Orange County Real Estate Market Statistics - Inventory & Avg. Price - 05/02/13 05:14 AM
The graph and chart below were generated from statistics directly from the SOCAL MLS for all single family homes in Orange County.
The bar graph represents the number of new home listings entering the market every month for the past 12 months. As can be seen, since December 2012 the number of homes listed for sale month-over-month has increased for the last 5 months. If the trend continues, it may be a matter of time before the supply meets the demand and this "hot" Orange County seller's market cools down! Find out if selling now is the best option or not.

anaheim hills real estate: Purchasing a New Home Without a REALTOR? BIG BIG Mistake! - 04/16/13 12:43 PM
Should I use a REALTOR when purchasing a brand new home?
The answer is simple.....YES!
1. Builders are there to make a profit by selling one of their homes. They don't want you buying a house other than one in their community. So if their only concern is for you to purchase in one of their specific communities, how can they have your best interests in mind?
As REALTORS, we are required to represent the best interests of our clients. Whether our clients buy new or resale homes, we will always provide objective information, because we want what is best for the client.

"Let's just put it on the market and see what happens?" - Not a Selling Strategy
Every real estate professional has heard this sophisticated marketing technique from a seller or two. There are many reasons why this technique doesn't work, and will probably fetch less than market value. For a full explanation, on why this doesn't work and a description on an effective strategy, please contact me privately. However, the most obvious reason of why this is a non-strategy, is because: "As REALTORS, we have access to information and resources which allow us to accurately determine home values today."

anaheim hills real estate: School Districts and Their Role in Real Estate - 03/14/13 04:47 AM
Many potential buyers, especially those with children, are very conscious of the school districts in the cities which they are considering to move. School districts and even specific schools can greatly affect the desirability of neighborhoods and communities, for certain buyers.
Three websites with helpful information about schools in California are:
1. This is the California Department of Education website which posts the API (Academic Performance Index) of every public school in California.
2. This site has information regarding public and private schools' API ratings, testing results, and reviews.

anaheim hills real estate: Sell or Wait for OC Home Values to Go Up? Advice: Don't be Greedy - 03/09/13 04:36 AM
Common comments I hear from sellers in the Orange County real estate market are:
"I want to wait for prices to go up more before selling" or "I want to wait until the 'hot' season to sell".
First of all, prices are never guaranteed to go up more (even in the Orange County real estate market), and no one has a crystal ball to make that promise. If you decide on this strategy you fall into the speculator category.
Secondly, most are waiting to list during the "hot" season. All that means is more competition and lower prices.
However, there is one guarantee, there has not been … (3 comments)

anaheim hills real estate: We are NOT Salespeople - Well at Least Some of us Aren't - Are you? - 02/24/13 08:48 AM
There are few professions in which a person can earn six-figures without a post-graduate degree or investing tens of thousands of dollars in start up costs. This is partly why real estate can be such an attractive profession for those who are more focused on the money rather than the cause. Real estate professionals carry a great responsibility, both economically and financially, in the course of their daily work. This point is best demonstrated by simply looking at the recent economic crisis which was started by a housing bubble, a crisis from which we are still struggling to emerge. Thus, it … (10 comments)
