In the Orange County real estate market, and probably every other market in the world, it's common for sellers to think 2 very specific things when considering listing their home for sale: 1. Their home is better or different than every other home; and 2. Their home is worth more than every other home. As real estate professionals we deal with this on a daily basis. Almost always, a seller's strategy is to price it high and see what happens. The rationale is the price can always be lowered if no offers are presented. The graph and chart below were generated from statistics directly from the SOCAL MLS for all single family homes in Orange County. The bar graph represents the number of new home listings entering the market every month for the past 12 months. As can be seen, since December 2012 the number of homes listed for sale month-over-month has increased for the last 5 months. If the trend continues, it may be a matter of time before the supply meets the demand and this "hot" Orange County seller's market cools down! Find out if selling now is the best option or not. Estimating property value per square foot seems to be a very common practice among consumers looking to sell homes in Orange County. Perhaps because it does make a certain amount of sense to those not in our industry, however there are too many flaws for this to be a reliable formula. For example, a prospective client values their home at $325/sf because their neighbor across the street sold at $650,000 and the home was 2,000/sf. Since the client's home is 3,000/sf they just add $325,000 to the price of their home and walla....they know how much their home is worth?! WRONG (0 comments)
