The rumors are true, the number of new listings introduced to the Orange County real estate market have been increasing month-over-month. If this trend continues it is likely to harness home prices, and in the event of continued interest rate hikes, the effect may even cause OC home values to decline.

Like most real estate markets across the country, the Orange County real estate market has been heating up with inventory staying low and prices going up. The first chart below is the number of new homes that have been listed every month since January. As you can see the trend has been upward with a leveling out over the past two months. With interest rates rising and the attractiveness of sellers fetching top dollar for their homes, it is very possible for the inventory to increase through the end of the year. The graph and chart below were generated from statistics directly from the SOCAL MLS for all single family homes in Orange County. The bar graph represents the number of new home listings entering the market every month for the past 12 months. As can be seen, since December 2012 the number of homes listed for sale month-over-month has increased for the last 5 months. If the trend continues, it may be a matter of time before the supply meets the demand and this "hot" Orange County seller's market cools down! Find out if selling now is the best option or not. School districts and even specific schools can greatly affect the desirability of neighborhoods and communities, for certain buyers. If you went on a deep sea fishing trip aboard a high-tech vessel with a state of the art fish finder what do you think would be the most effective way to spend your day finding the fish? A) Just stopping at various locations, dropping in your fishing line, and hoping some fish are there. OR B) Use the fish finder to locate the fish and then drop your line. All I can say is that any commercial fisherman that uses option A is probably out of business. Granted you can definitely get lucky once in a while with option A, but why spend all that time (18 comments)
