We are representing a buyer on a bank owned home. Our close date is still 4 days away. Buyer loan docs have already been sent to escrow, buyer has signed, lender is ready to fund... Living in Northern Nevada where we get our share of winter, it is SO nice to have that sun out daily now. We all know Spring and summer are a peak time for buyers to purchase that dream home. I know we are still in a buyers market and to get more even we need less supply, but the inventory levels in our area are just not enough for the buyer demand. Will rates really go up over 6% by the end of this year? Everything I read says they will, but I'm just not sure. The markets are improving a bit but can they handle rates over 6%? I don't think so, at least not this year. At a signing with one of our buyers today, it really hit me again, WOW- I can't believe these deals !! The buyers purchase price on this bank owned home was under $160k, The seller paid all the buyer closing costs, The rate was real close to 5% fixed for 30, $8,000 coming back on a tax credit and the final payment- CRAZY low, about what rents go for in our area. Will we EVER see these deals and rates this low again in our lifetime??? Maybe, but do you want to take that chance? BUY NOW !!

With all the frustrations of short sales, bank owned and the market in general these days it's nice to come back to the basics. We represented buyers on a bank owned home and today was " Closing Day". After the 1,000 e-mails and calls every deal takes these days to get closed, it is sure nice to meet with a buyer on the closing day and receive a BIG "Thank You" and a BIG smile for all your hard work. This part never ever gets old and makes all the other stuff worth it.

After receiving an e-mail today from a buyer, I just had to laugh. Here is part of what he said. "Keep in mind that I am selling all of my tools.  I don't want to see another screw driver, hammer, ladder, etc."
So he's telling me he doesn't want a fixer right??? I am not the sharpest tool in the shed but I get it.

WOW, the deals we are seeing everyday in our Reno market are just down right CRAZY. Our buyer just got their offer accepted today for the high $200,000's. The home sold in 2006 for over $560,000 and it's just an amazing house. With pricing this low and low rates, buyers really really need to look now!, it does not get much better then this !

With many buyers being first time home buyers and using FHA for their financing we almost always ask for closing cost help for the buyers. We never know if all the credit can be used up until a few days before closing when we see the estimated hud. Lately we have had a few hundred dollars left of the seller credit that looks like it can not be used. It's a use it or loose it thing. Every winter in the Reno area we wait for spring & sunshine to come. Some buyers don't want to track through the snow to see homes. I wish they would though ! They are really missing out on the great bank owned buys right now. With the tax credit getting close to expiring and rates certain to rise soon, it may be a poor choice not to get out there and get a little wet ! We love the sun and spring too, but take a look, I'll turn the heater up in the car, I promise !
