I like how Paula addresses this issue. We as real estate agents work in the capacity of advisors or consultants. While we can give our buyers information and share all that we know about comparable solds, we are not the ones to set the offer price. If the buyers want to make a low ball offer that makes our hair stand up- we can refuse to do so and let them move on to another agent or we can go ahead and make it, hoping it will be accepted, countered or flat out rejected. Janice did such a great job on this presentation that I had to share it. Home Staging can make a huge difference in the way a property is perceived and reflect in the desirablity and value. From an appraisors point of view the number of bedrooms, square footage and style of home remain the same. From a buyer's point of view those things also do not change but they look differently. If a 3 bedroom is perceived to be spacious compared to a crowded 4 bedroom home and the number of bedrooms is not crucial- the clear choice may be the (1 comments)

This video is directly from Laurence Yun from the National Association of Realtors. Things are continuing to change in our real estate markets with some drastic changes being very localized. The cost of new construction is now much higher that purchasing an already built home- which we see playing out in the Brainerd Lakes area of Minnesota and construction of new homes therefore slowing to a crawl. People are entering the market to pick up properties at low prices. Cash transactions seem to be much higher than normal- suggesting that there are investors rushing in with all cash or first time (0 comments)

So true, so true. There are many factors that go in to getting a home SOLD- changing all that you can is the best strategy. Clean,staged, some updates, lower price than the competition will surely go a long way in this present market. If you do nothing- probably nothing will happen! And they just keep going down.............. My last VA buyer locked in at 4.25% which was an amazingly low rate, thinking that they could only go up! I am seeing a tightening for lending, with many hopefuls being turned away because they do not meet the higher standards for lending. I do think that this is a good thing overall, although they probably would have bought homes from me now and then somewhere down the road I would be helping them sell their dream home turned into financial nightmare. In our present market buyers, if not looking for a bargain are certainly looking for good value. They can easily find that with our present vast inventory - at least in the Brainerd Lakes area. I know you love your home and think it is worth much more than others because of the memories, hard work and everything that you have done. Buyers are just looking at your home and many other homes - your home is in a beauty pageant and a price war- are you winning?

Hey All, We all know that the tax credit is over for new buyers....except Military! It was a great "reason" to advertise, AND gave us something to talk about.... But did you know........that if you were under contract prior to April for the credit, that your rate was around 5.125% With rates today in the MID 4's, a buyer can basically buy about $30,000 MORE house? This is the skinny for the Twin Cities area of Minnesota. Other areas of the state vary greatly from the figures quoted for the Twin Cities. We are seeing some changes here - in pricing, sales and a small upward climb in interest rates. There seems to be some confusion on housing market statistics and as usual , it all depends on who is paying for the report. In my area of the Brainerd Lakes in Minnesota, the sales of homes under $150,000 is picking up. The median priced range homes have slowed and we are seeing a dip in the luxury home market. With that said - buyers are still buying lake homes on desirable lots, tearing them down and building even bigger and "better". Homes are still selling and people are still buying. It seems that more people are putting their homes (2 comments)
