   As a listing Realtor® one here’s this a bunch, “I want to sell my home but don’t want to give it away; can you prevent this from happening? I’ll use this as an opportunity to break the ice and jokingly explain the need to address some numbers here. Stating that if by giving it away, is in the $48 range then by all means I can guarantee that won't happen. Hopefully we laugh together on this and I’m not the only one hearing the rim shot, bah dump bump!

   Here is a question that is seldom asked but is always addressed with new buyers in my initial consultation with them, “Should I sell my house before buying another?” The answer to that one has so many variables it could be covered in a secondary meeting with them, but the short of it is their financial situation, market trends and motivation.  The information available online for a first time buyer is overwhelming at times. So finding the proper site to look at is usually a chore to say the least. Most Government sites are “Neutral” and a great place to begin this quest.   There is a very good chance that You, or some people you know may have had some unfortunate occurrences in their life over the last several years, that may have impacted them financially.

  Lately, reading the many blogs that are out there, as well as in the rain, I am finding more and more that buyer’s agents are reverting back to older and more personable ways of making offers for their clients. Not to mention the recent upsurge in creativity of ways to get noticed and alleviate hassles for listing agents and their sellers.
Has any other agents noticed an increase in client cover letters with their presented offers? And some agents are requesting my permission to physically present offers to sellers! Many agents are intimidated by this, I encourage my sellers … (0 comments)

 As a Seller or Buyer’s Agent one should never let clients think they know what we’re going over with them on a contract, just because they nod, or repeat with okay, got it etc. Our part in this relationship as the “trusted professional” is to confirm their comprehension of any and all documents presented to them, the client.
  And in the same respect the “informed buyer”, should have no problem being comfortable enough to say “can you explain that to me again?” But if the client is not completely comfortable with the agent they may at times think … (0 comments)

So as I meet with more and more buyers lately it has become very apparent that the younger buyer is not accepting the fact that interest rates have an enormous affect on the actual buying power these young people have and that’s okay.
Has this been happening to any agent's out here in the rain working with younger Buyers?
Let’s look at an average buyer at 28 years of age and they’re now ready to buy. All is good but remember that this person very well cannot imagine a mortgage rate above seven percent and forget double digits.
