The #1 thing buyers look at first are photos!! Let's face it, we're all naturally attracted to visually appealing things. After all these years in real estate I strongly believe, no actually I'm convinced, that having GREAT QUALITY (not just good, but GREAT) photos makes a HUGE difference in attracting the quantity and quality of buyers! Let's face it, nice HD photos seem to hypnotize you.

Not too long ago I remember using those Kodak disposable film cameras to take pictures of homes. Seems archaic, but I'd get the films process at Sav-On, tape the photos onto an 8.5x11 real estate flyers I make on Word, then run 50-60 copies on the copier machine. Geez, how far we've come!
Now, we have so many choices of camera, Point and Shoots, DSLR, and recently iPad/iPhone! The question is what are you using and which yields the best results?

One of the biggest frustrations is getting more "likes" on your business page. Sorry, but you can't 'force' someone to 'like' you… but you can double or triple your chance of a like with a simple tactic called "Via…" Here's how it works:
When you "like" someone's page, leave a comment letting the person know you stopped by. At the end of your comment it's good practice to close it with "…via (where or how you are connected)."
For example: "Hi Jane, good luck with Open House this weekend! Dropping in via ActiveRain." Or " Hi Jane, …. friends of James."

Gadgets... you got to love them! I don't know about you but I love new electronic toys. I have an iPhone, iPad, Laptop, Desktop, Garmin, Bluetooth Jawbone thing, and Wifi Hotspot device. Now that I think about it, that's a ton of stuff!
Some may say I have a problem with gadgets but its one thing to have them in my bag and totally different using them as Fashion Accessories!!! Have you seen an agent walk around like this (see picture below):

Ever wonder how to spice up your facebook page timeline to Maximize traffic and clicks? One big trick is to use the "highlight" option within your post.
Its' super easy, just hit highlight... some minor adjustsments might be necessary, but it's easy enough for the low-tech agent.
The Highlight option expands your post to "full-width" view, basically highlighting the image, post, or video. Its a great way to draw attention to the most important post and the one you'd want people click on!
