A Townhome or Condominium may be the ideal solution. First consider what's available in Gilroy and Morgan Hill and then think about what many consider to be advantages. If you feel the same way, then let's look closer.
With the economy becoming more dependable in the eyes of many, area construction continues.
Some of the new construction will be single family homes while others will be Townhome/Condominiums and apartment complexes.
On this 14th day of December, 2013, the local multiple listing service showed 11 Townhouse/Condo units actively for sale in the southern most part (13 comments)
This update includes the combined market changes for the communities of Gilroy, Morgan Hill and San Martin. It's important to keep in mind this is summary data of all properties and your specific situation may vary significantly.
Homes: For Sale - Sold - In Escrow (Pending)
You'll note in the narrative of the graph, this area is still considered a Seller's market. Here's an interesting data point, there were 1,416 new listings for homes this year between 1 January and 10 December 2013 according to MLS (0 comments)
The answer is a resounding THANK YOU! What could be a better show of appreciation than your clients suggesting others also come to you.
This is a clear indication that when we take the time to listen and are responsive, our clients appreciate it. They remember it. They tell others about us. This is also true when we don't take proper care of them.
My choice is to represent my client, be they a buyer or a seller, (18 comments)

You've probably heard the market slows in the fall after school starts but using this trend graph we see that October is a strong month for sales year after year in general. Consider the November and December (2 comments)
On 6 November 2013 Realtors and Affiliates of the South County Realtors Association had a rare opportunity to tour this exciting property. This is a new property offered for sale by Alain Pinel Realtors for $3,988,000.
I didn't happen to take pictures so please let me paint a mental picture for you.
Close your eyes and take a deep breath while you imagine gently rolling hills in a quiet country setting. Gone are the sounds of the freeway and honking horns or rushed passers-by.
In September of 2013 my family got together for a long overdue reunion of sorts. We left Morgan Hill on a Monday and by the time we arrived in Reno, Nevada, an investor needed two offers put together on homes we'd looked at; an offer came in on a listing and a potential client needed an assessment of their home value. What an exciting evening that promised to be!
Armed with my Lenovo ThinkPad (sorry, I'm not a Apple consumer) I set out to work in a Reno hotel with DocuSign at my side. Not only was I able (0 comments)
After spending time in my Morgan Hill office, visiting local businesses, previewing properties and making certain escrows are proceeding towards successful closing, I took a stroll to collect my thoughts.
The early evening sky signals a time for rest coming, but this is the only time many of my clients are available to discuss their real estate needs.
After working all day in an office, construction site or other day occupation, people still need a home. Evening often times is their opportunity to view homes and Realtors I know are happy (2 comments)
When hosting an open house, be it on one of my listings or for a colleague, I display trend data showing how the market is performing such as the one below.
At 7779 Isabella Way in Gilroy, prospective buyers are able to look at the trends like how many homes were for sale, how many sold and how many were in escrow. An open house gives me the the opportunity to bring it home, so to speak, so buyers will see one set of data for the community overall and (8 comments)

I had SO much fun hosting the 7779 Isabella Way Open House today and I'm excited to be there again tomorrow!
I wrote about the open house earlier this week ( http://activerain.com/blogsview/4235878/open-house-saturday-11-2- ) and am happy to report it was a great event!
The weather here in Gilroy was terrific and I had the opportunity to meet many of the neighbors who live in this senior community of Village Green. The cottages (where this home is) are detached, single family homes built around 2004. They average around 1300 square feet and have a little land for your personal touches. (0 comments)

When I say aging in place, I'm talking about a person living in their own home as they continue life's journey. Trust me, you don't have to be a senior or even a Baby Boomer to age in place. Life may dictate you need services from others and support; but it can be in your home and based on your needs as they change over time.
There's even more great news - if you start your plan now, maintaining your independence becomes more (2 comments)

Is that home in the good part of town? How's the neighborhood? Is it safe? What areas should I avoid?
Realtors are asked some variation of these questions daily and they're important questions. So important in fact that the purchase agreement (in California) includes time for the buyer to investigate and decide for themselves.
In addition to conducting inspections on the home and deciding on school districts, accessibility to stores, medical facilities and so on, BUYERS MUST DECIDE if the area meets their needs and standards.

I hear this question more than any other and the answer depends on many factors. What's your interest in the market? If you're a buyer, you have a different perspective than a seller - unless you're the seller as well.
Since real estate touches many people, let's not overlook small businesses, mortgage, escrow and other companies who are also impacted by how the market is going. Don't forget to add in schools and other area infrastructure.
What's clear is there's never an end to the speculation surrounding real estate. Be wary (6 comments)

This weekend marks the annual Taste of Morgan Hill!
Every year around 50,000 of our closest friends and neighbors come together during the last weekend of September to enjoy a classic car show, musical groups, local exhibits and, of course - food & beverages.
Parking and admission is free during this event and you're encouraged to wear comfortable shoes! In addition to the food exhibits, downtown restaurants will be open.
You'll find the event on Monterey Road between Dunne and Main. If you're not from around these parts yet, just ask and we'll be happy to point you (4 comments)
