Two times I was asked today about home prices in Morgan Hill; more specifically those in the range of $950,000 to $1,000,000.
 
With MLS Listings (our local multiple listing service) inquiry, six homes were located currently available for sale.  Those are as follows:
 
 
 
Now, if you've driven around Morgan Hill lately you've noticed much new construction.  It seems as though new homes are sprouting out of the ground faster than you can turn around.  
 
 
Some buyers prefer new construction while others prefer one that's been lived in a while to work all the kinks out … (2 comments)

I had SO much fun hosting the 7779 Isabella Way Open House today and I'm excited to be there again tomorrow!
 
I wrote about the open house earlier this week ( http://activerain.com/blogsview/4235878/open-house-saturday-11-2- ) and am happy to report it was a great event!

Is that home in the good part of town?  How's the neighborhood?  Is it safe?  What areas should I avoid? 

Realtors are asked some variation of these questions daily and they're important questions. So important in fact that the purchase agreement (in California) includes time for the buyer to investigate and decide for themselves.
 
In addition to conducting inspections on the home and deciding on school districts, accessibility to stores, medical facilities and so on, BUYERS MUST DECIDE if the area meets their needs and standards.

I hear this question more than any other and the answer depends on many factors.  What's your interest in the market?  If you're a buyer, you have a different perspective than a seller - unless you're the seller as well. 
 
Since real estate touches many people, let's not overlook small businesses, mortgage, escrow and other companies who are also impacted by how the market is going. Don't forget to add in schools and other area infrastructure.

Our Morgan Hill Housing Market Remains Active!
Morgan Hill seems to be bursting at the seams with all the new homes being built, and there's more than new construction!  We have cottages, condos and more ranging up to ranches and exclusive estate homes. 
At the end of September 2013, the dollar volume of homes actively for sale plus those in some stage of escrow was nearly $142 million.  On the evening of 11 October, there were 74 single family homes in addition to the 19 condos / townhomes actively for sale.  As fall progresses, so does the housing market … (0 comments)

We had a GREAT time at the Taste of Morgan Hill 2013!
 
In addition to all the great food and beverage offerings, many vendors showcased items for purchase ranging from garden decorations to homes.
 
There was room for about 160 classic cars since the downtown area was closed to traffic.  I've heard some event goers say they come every year for that portion alone but decided to venture further this year.

Beginning tomorrow morning many of the streets in downtown Morgan Hill will be open only to foot traffic.

Every year around 50,000 of our closest friends and neighbors come together during the last weekend of September to enjoy a classic car show, musical groups, local exhibits and, of course - food & beverages.

Morgan Hill added over 60 new listings in August 2013 to help arrive at the total metrics shown in this chart.
 
Of those homes making their way to the market, seven were under $400,000 and nine were over one million dollars; that leaves a lot in the middle.
 
There's always a housing market and you might be surprised by the results!  The Seller's market we've experienced is showing signs of decline as we go into the cooler months.

As you've probably heard, the housing market in Gilroy continues to be a Seller's market.  Pending (in escrow) and closed sales have reduced some signaling a shift in the market pace.
 
Gilroy homes for sale range in age from new construction to over 110 years old. With the changes in construction developed over the years, there is much to choose from.
 
Homes range from 1 bedroom, 1 bath to 5 bedrooms and plenty of bathrooms to go around.
